It's almost like mortgage companies are aware of the quick fixes that could artificially inflate numbers for a short period of time... Working 2 jobs is essentially considered variable income. This is why we require a two year history. The hardest part. About using two jobs is the working simultaneously for 2 years. That means you can't have any significant gaps in that two year time frame. The underwriter is really looking for consistency on working that second job before they are going to consider it a stable source of income. And that can only be accomplished with time.
