What is a HMO? A house in multiple occupation - any three people that share a house with people that aren’t family is classed as a hmo. A hmo is only licenable when there are 5 bedroons or tenants. A lot of people will try and stay under this and go for a 4 bedroom property to avoid applying for the license and then having to follow the licensing guidelines. We don’t recommend this - Your 4 bedroom property will still need to comply with fire regulations and it isn’t much more work to make it comply from a 4 bedroom to a 5 bedroom. Having this 5th bedroom will make a huge difference in your return on investment. The regulations are also a good thing, if you comply to the licensing requirements it means your property will be safer and better across the board. Don’t try and cut corners.

Rent 2 HMO is impossible to fail at (AND I know I must be super bias but hear me out) ⬇   ' ' ' ❌ Don’t get me wrong you can always overleverage yourself and do too many units in a short period of time. However, if you are aiming to get 3-4 units spread out throughout the year then I think it’s pretty straight forward strategy. Tenant DEMAND is ultrahigh right now and, in the UK, there always will be need for housing. ✅ My goal is to earn minimum £100 profit per room on Guaranteed Rent HMO deal but even if you mess up with numbers (and you shouldn’t if you work with right mentor or do your due diligence). But even if you must drop the rooms by £50-60 then you still will be making £200-250 profit. It is not ideal but at least you are not losing money.  Then you just wait until you recover from the costs and give the notice to the landlord or just pivot and try to reach that target. Lessons learnt during that time would be still more than valuable. But most likely, you will never be in the scenario where all rooms are empty and you have to pay bills and guaranteed rent in full. If you treat this property venture as a business rather than a hobby then you will be acting as a professional. Aka: 🔹 You will refurb and decorate rooms accordingly. 🔹 You will reply to tenants promptly to book viewings.  🔹 You will have proper compelling description and list your rooms on more than just one platform. 🔹You will do all the tricks to make sure people sign up with you. 💡 For example for students who just graduated I like to say; you can pay me the deposit within first 2-3 weeks once you get your old deposit money back. For them just putting £500 for a room is so much easier than having to pay £500 for room, £500 for deposit and having £500 tied up somewhere else. All of these will put you in upper percentile and that means only one thing; you will beat your competition. “Will a 4-bed HMO change my life?” “What’s the point of buying a 4-bed HMO when I could go and develop a 10-bed?” “This small 4-bed won’t set my Insta feed on 🔥” My thoughts on 4-bed HMOs are that they should come with different expectations which aren’t just “how quickly can I replace my income”. A 4-bed should give maybe £500 per month if it’s well run (we’re talking in the North here) but what it gives more than that is a rite of passage, a stepping stone for someone to dip their toe in the water of HMOs either as a new landlord altogether, testing a new area or tenant type or with a lower budget and risk development/purchase. And there’s something very important in that. Learning slowing through experience. A 4-bed will never change your life itself but it may be the passage to growing a successful HMO portfolio, working up to 5, 6 and then 7+ larger conversions. Starting with a 4-bed may help you figure out that HMOs are not for you, that you hate being a landlord or you’ve chosen the wrong area - best to do this on a property that cost you £150k all in (that can easily be turned back to a BTL) than make these mistakes on an 8-bed commercial conversion that hits you for £350k. Your first HMO doesn’t have to be the one that means you can quit your job. I see too many people jump straight to the Sui Generis HMO conversions purely because they are focused on the BRR element and the ‘commercial refinance’ - they may have the experience of the ‘theory’ but not the practical experience of having a trusted builder, knowing how to project manage, knowing their area inside out, understand how HMOs operate etc. If they could go back and start with a wee 4-bed refurb project and do things slower they would. 4-bed HMOs are like doing an apprenticeship and they have a brilliant place in the market for investors and tenants alike.
