Super interesting article in this AM's FT on the prospect of Land Value Capture to shape new infrastructure, housing and towns. "...land was compulsorily purchased at its agricultural price — not including what is known as “hope value”, the expectation of uplift created by the proposals. The towns were then able to use that increase in the value of their holdings and reinvest in the community. Government assumed the risk and communities reaped the rewards." https://lnkd.in/ePzjqv3U
New towns are back. But can we still build them?

When buying land, understanding zoning laws is crucial. Zoning determines how you can use the property, whether for residential, commercial, agricultural, or other purposes. Ignoring zoning regulations can lead to costly mistakes and restrictions on your land use. 🔑Here are the Key Points to Consider: 1. Zoning Types – Know if the land is zoned for your intended use. Residential, commercial, and agricultural zones have different regulations. 2. Future Development – Check for any upcoming changes in zoning or development plans in the area. 3. URestrictions – Be aware of any restrictions that could affect your building plans, such as height limits or required setbacks. Understanding zoning helps you make informed decisions and ensures your land purchase aligns with your goals. A relatively recent wrinkle in state regulations is the development of conditional zoning districts, which allow developers and municipalities to work together, often to draft specific guidelines for an individual property. https://ow.ly/oySu50RhzOT #wrlife #planning #zoning #communityplanning
