CoStar News - Multifamily Construction Timeline Hits Record 25-Month High https://lnkd.in/gbgiEVNW Pretty interesting article in Bisnow by Jay Lybik of CoStar Risk Analytics. Discusses the lengthening construction schedules for multi-family projects, especially as those projects grow in complexity. The article posits that as construction starts continue slow, this could lead to lesser supply of housing by 2026. The article definitely reflects a trend I have seen on projects. I also suspect another cause for growing schedule length is the growth in newer markets that do not have the same kind of skilled construction labor base as compared to some more traditional markets. It was surprising to me to learn about the kind of labor productivity variance that exists from one market to another.

The number of project starts far outweighs the number of project completions at this point, which means that lumber is still in demand for contractors. But that won’t last forever.

DON’T SLEEP ON THE JOB, DO YOUR DILIGENCE! Even the best of the best can falter during this post-pandemic economic boondoggle. Regional production home builders are reporting they will not meet their sales projections this year. Developers in urban markets have stalled projects; their capital to advance being eaten up by monthly interest. General Contractors are unwilling to utilize their credit to order materials and secure deposits because they are maxed out. Protracted completion schedules are increasing General Conditions and Overhead. The list goes on and on, bottom line… we can no longer rely on ‘they’ve always finished their projects’ adage as justification for not comprehensively analyzing a developer’s ability to perform from the get-go. Multifamily construction starts were solid and firm through the first half of the year, resulting in the number of under-construction units not in lease-up on the rise, according to a Q4 Multifamily Supply Forecast Report from Yardi Matrix. Additionally, the under-construction pipeline increased 7.6% in the third quarter. Therefore, its Q4 supply forecast shows a 5.8% increase in completions for 2024 and a 6.2% spike for 2025, according to its Senior Research Analyst, Ben Bruckner.

Meeting with a good size property management company. This is how I approach it. When you have hundreds of properties, being managed in groups by different Real Estate Agents it can be a big undertaking trying to get all of the properties - in this case, all of their roofs checked out. To simplify this, we are just getting a list of the Real Estate Agents, and then it is up to us to coordinate and communicate with them. Get all of their properties, and then mapping it against our hail software so we know which addresses to inspect first. Splitting it up between a few Project Managers, and we will have 100 inspections done in a month. From there, we have inspection photo's / files for each property, and put together all properties that have enough storm damage to file a claim and all of the necessary information. I understand how valuable time is, and how busy these people are. Right there, all properties inspected, documented, and you know which homes need claims called in - which are in good shape - and everything documented and organized neatly. Now it is just a matter of calling in claims. We go to all of the adjustments, review all of the estimates, break everything into black and white and boom ready to get to roofing. Looking forward to work more opportunities like this, it is right up alley.

Now is a great time to buy that dream home. With land becoming more scarce and more costly the number of available homes, and thus the supply of homes will continue to dwindle causing prices to rise. Add this dilemma with expected reduced interest rates which equates to more people entering the market and you have a return of exploding home prices.
Major home builders are partnering with residential infrastructure development firms so they can quickly develop land while reducing cycle times and increasing cash flow.

In November, construction spending slightly missed expectations but increased by 0.4%, driven by private sector growth offsetting a decline in public spending. Over eleven consecutive months, overall spending has risen by 11.3%. Private residential construction saw a 1.1% increase, driven by a 2.9% rise in single-family home construction, the first in over a year. Builders are optimistic due to lower mortgage rates and increased buyer interest. Private nonresidential construction grew by 0.2%, with manufacturing construction at $209 billion, more than double the spend from two years ago. Public construction spending dropped 0.7%, yet remained 16.2% higher than a year ago, particularly in power, water, sewage, and highway infrastructure.
