Halton Hills Housing Update - Ep.220 The summer market has certainly been an odd one. The good news from last week is that the number of sales in Halton Hills was much higher than normal, which shows us that buyers are still active. If this trend continues, we might finally feel the positive effects of the interest rate decrease! However, the inventory levels are definitely not seeing any relief, because even with high sales, we are still seeing a high number of new listings. It’s really just a never ending cycle. Halton Hills Housing Update - Ep.228 Inventory levels remain extremely high yet stable in Halton Hills. There were a ton of new listings this week but our saving grace was that there were quite a few homes that exited the market this week. Without these terminations, we would have hit another all time inventory high. Another piece of good news is that we are still seeing “normal” sales levels, specifically in Georgetown, which means that the market is in a much better spot than it was last October when we had an average of 3-5 sales per week. Our markets outside of Georgetown are seeing little to no sales most weeks which is primarily due to the fact that only 26 of the 96 listings in these markets are under $1,000,000. Halton Hills Housing Update - Ep.223 Not to be dramatic but August numbers are in and they are horrific! We saw a massive decrease in our average price both year over year and compared to July. Technically, these are unofficial numbers and a few sales could come in from over the weekend, BUT unless they are insanely high, it won't move the needle on how low the average price is. We saw another really slow sales week and I am going to chalk it up to the fact that it is the last two weeks of summer and hope that things will bounce back as we move into September. Halton Hills Housing Update - Ep.201 The market appears to be picking up! We have been watching to see not only where sales levels are, but if the huge amount of properties that exited the market in the fall re-enter. It appears that hasn't been the case in January. We have seen the odd property come back, but generally speaking, we have seen relatively low new listings in January. Last week, sales were the highest we have seen in months and inventory dropped again If this trend continues, I suspect we are going to start to see prices increase. Another interesting trend we will watch from last week is that almost half of the sales were over $1 million, which has been a price point that has really struggled for the last 6 months. Halton Hills Housing Update - Ep.199 The first week of January is officially in the books and our downward inventory trend is continuing! We saw quite a few homes exit the market again this past week and it is really bringing overall inventory levels down. We only saw sales in Georgetown this week and the outlying markets are pretty quiet both with sales, and new listings. We can’t fully predict how this year will go off of this weeks report, but it is certainly presenting in a way that indicates the market could get a lot busier if inventory doesn’t pick up. Halton Hills Housing Update - Ep.209 This was an interesting week in Halton Hills. There was nothing overly dramatic that changed with the numbers but there were some things, like the number of homes that reduced their price, that pointed towards a possible shift in the market if they continue. I never take one week of numbers and assume that this is the new trend but I’m always on high alert to continue to watch to see if it becomes a true trend. We saw a decent number of sales last week and inventory is on a very slow climb right now. However, with Halton Hills having over 200 active listings, we will be watching for all of the usual signs that point to the market softening.
