Don't list your house at the highest valuation... Big numbers and shiny things are almost irresistible. They draw our attention and make us dream. The reality in the housing market, however, is that the highest valuation will come from the worst agent. Why? Overvaluing your home is a sales strategy. A lot of high-street agents use it because their business model relies on a sales pipeline. They focus on the number of properties that they have on their books, not the individual houses. The easiest way to get more listings on their books is to make people believe their house is worth more than it is. If you want to be a (housing) cog in a (sales) wheel, choose the agent that slaps a silly price on your home.
