Anyone who works in real estate knows that you have to visit the property and the community to understand the intangibles, the qualitative factors that no data can explicitly define. Here are my top three: *for residential/retail 1) Accessibility - sure, I can find roads and drive times online, but what is it actually like, driving, parking, and finding places in the area. 2) Free! Or almost free - How much can I do in the area for free or that doesn’t break the bank. I find this translates to not being too far away from a city center and not relegated to only private clubs, expensive restaurants, private property etc. Cool coffee shops are one of my #millennial biased faves. Shout out to #SouthernGrounds in #SanMarco. 3) Safety - you can look at this a multitude of ways. Do you get the general feeling of safety being by yourself? Do you see a lot of people out and about, especially parents with children? Does infrastructure appear to be maintained? Can you feel pride in a community? Bonus, do people say hi or wave? What are yours?

Polk County has many cities that are quickly being developed. Some of them are Davenport, Haines City, Winter Haven, and Lakeland. Davenport has a large shopping center called Posner Park with retail, movie theater, and dining. Polk county is growing rapidly primarily due to the large opportunity for inexpensive land. This is appealing to Builders and has enticed 30,000 new residents in 2022 and 26,000 new residents in 2023, according to US Census reports. Some established communities in Central Florida are College Park, Windermere, Waterford Lakes, Conway, Longwood, Lake Mary, and Winter Park. These long-standing communities are well equipped with homes, shopping, dining, entertainment, schools, and restaurants to serve their residents. Some of these neighborhoods have experienced gentrification over the recent few years. But putting ketchup on it is a big no, no! 🍅❌ Comparing every pizza scene to Chicago’s 🍕 Chicago is a pizza kind of town, and everywhere else pales in comparison. 🍕🏙️ Adept at driving on snowy roads ❄️🚗 Chicago drivers must deal with snowy and icy conditions. Take it slow and steady, and invest in snow tires. 🌨️❄️ Calling it ‘pop’ 🥤 Here in Chicago, a carbonated soft drink is known as “pop.” Got it? 🥤👌 Honking when exiting an alleyway 🚗📢 Chicago has the largest network of alleyways in the U.S., with over 1,900 miles of them. Residents are well-versed on how to exit an alley—honk to warn pedestrians who may be about to cross the vehicle’s path. 🏙️🚦 Yelling at the tv on Sundays 🏈📺 Sundays in the fall are for football, and that means watching the Chicago Bears. While many of the current homes are a reflection of its local heritage, there are a number of newer dwellings in the area to help keep up with its rapid growth. 🚗 Average Commute Time Union Station can be reached in 40 minutes by car and about an hour and a half by public transit. ⭐️ Lifestyle Peaceful with a large trail running through it but also has shopping and restaurants. 🏠 The Housing Market You can find an older-style Tudor home or one of the newer apartment buildings/townhouses being built. 😍 What You’ll Love The Saigeon Trail is a popular walking/biking route through the neighbourhood. History: To trace the roots of Jefferson, Richmond Hill, one needs to go back to the 1830s. That was around the time a family with this namesake first arrived in the area from England and established a general store. By the following decade, the community was referred to as Jefferson. Shopping: A stroll or ride along nearby Yonge Street reveals several other nearby plazas to browse, including Upper Yonge Place with more than 50 retail outlets. You can find popular chain stores such as Sobey’s, Farm Boy, and Canadian Tire close by as well. If bigger malls are your thing, then you’re in luck. Jefferson is located fairly close to Hillcrest Mall on Yonge Street, which boasts more than 130 businesses. Recreation: There’s no shortage of green space in the Jefferson neighbourhood. Families can visit the William Neal Community Park on Tower Hill Road, complete with a playground, splash pad, and a shade shelter to escape the summer heat. ❌ Don't... ...unless you're willing to consider these 5 Metro Detroit quirks. 1️⃣ If your directions tell you to take a "Michigan left" - you need to make a right turn. 2️⃣ There's no way to "sound it out." You've got to have a local help you pronounce: Grosse Ile, Lake Orion, Mackinac, Ypsilanti, & Hamtramck. 3️⃣ A condo is a condo ... unless it's a free standing house. Then it's a site condo (if it has an HOA and shared common space). 4️⃣ There are perfectly named stores called a "party store" that have exactly what you need to throw a party - alcohol, beer/wine, snacks, soda/water & sometimes even pizza. 5️⃣ One city/township starts where the other begins.
