Last week, I had the privilege of attending the Sponsor Kick-off for the Ohana Real Estate Investors Hotel & Hospitality Investments Bridge Program, powered by Project Destined. We were honored to have Franco Famularo, President & Chief Investment Officer of Ohana Real Estate Investors, lead the session. On the first day of their New York City trip, students from our International Study Course had the privilege of visiting Brookfield Asset Management, one of the world’s largest global investment firms, with $1 trillion in Assets Under Management (AUM). The meeting provided our students with an in-depth look at strategic investments, advanced capital structures, and insights into New York City's corporate culture. We're grateful to Rudder Zhang and Adam Coe for sharing their valuable insights into Brookfield's operations! Key takeaways from the team's meeting: 💫 The use of SPACs (Special Purpose Acquisition Companies) has significantly declined, largely due to new SEC regulations that have extended the process, making it less attractive to firms. 💫 Brookfield's Special Investments division, a relatively new part of their private equity arm, focuses on high-risk, high-reward investments for firms in financial distress, structured through debt financing or minority equity positions. 💫 Brookfield does not compete on the cost of capital. Instead, their value proposition lies in the strategic expertise and operational support they provide to client firms, emphasizing the long-term value they bring rather than purely financial considerations. RGRE is delighted to announce the appointment of Aidan Gavin as Chief Investment Officer. Aidan will play a crucial role in the delivery of RGRE’s extensive pipeline of projects including the six million square foot Glass Bottle mixed development of commercial and residential property in Sandymount, Dublin 4 which the group is developing with Oaktree Capital Management, L.P. and Lioncor; the nearby 1.5m sq ft Waterfront site on the Liffey’s north quays which includes the new 400,000 sq ft Citi offices; the 600,000 sq ft 1NWQ development with Landfair Capital; and the €5 billion Bremore Port scheme in Co Meath with the potential for a sustainable deep water facility larger than Dublin Port 15 miles from the city centre along the Dublin Belfast economic corridor. In spite of London's well-established status as a global powerhouse and a top destination for international capital, it was unable to avoid the market turbulence in 2022-23, resulting in a 49% decrease in investments. The increase in borrowing costs had a negative impact on investor confidence, leading to a decline in global real estate investments. Deals exceeding £100 million, which play a vital role in driving investment volumes, were the most affected during this downturn. These investors heavily rely on leverage, but the rise in interest rates made financing less appealing, resulting in a decrease in such transactions. Despite the challenging times, some investors are hopeful for a rebound, as seen in Blackstone's recent purchase of 130-145 New Bond Street for £230 million, which could potentially spark more significant deals.
