In March, there was a slight increase in activity compared to the slow start of the year. A total of £187.6m was transacted in nine deals, with an average lot size of £20.84m. This highlights the ongoing lack of liquidity for larger assets. So far in Q1 of 2024, there have been 19 deals totaling £307.6m, marking the lowest quarterly transaction volume since Q4 of 1996. This reflects a low point for a market that has seen decreased activity over the past 18 months, including three quarters with less than £500m turnover. Throughout this century, there have only been six quarters with trading volume below £500m, occurring in 2002, during the GFC, and in the current market climate. As of the end of March, Savills is monitoring £511m worth of deals under offer across 13 transactions in the city. See more:
