Lessons from Christine Beckwith Early Career as an Area Manager Christine talks about her early career experience as an area manager at 26 years old. Who knew that data could be so much fun📊 Yesterday I was a guest of Richard Mathias and the team at Minerva for their YouTube show - The State of the Market for UK property professionals.📺 Looking at and understanding the data and your own data is in my view vital for anyone who's business/livelihood is impacted by the property market. It was fascinating to see the data and trends from a National Level and then drill down into the North West, Merseyside and then Liverpool and to have a discussion about what it all means.🏠 Its apparent that the property market is currently in a healthy position and is weathering the general election and some of the doom and gloom around public finances - and all being well the upcoming budget will not have a major impact - the market seems in good and stable place. 🙂🤞 Whilst I often harp on about the brilliant conveyancing team at Bell Lamb & Joynson Solicitors being at the forefront of our use of technology - combining it with great motivated and supported people to provide exceptional customer service and client journeys, its always nice to see data that supports my assertions. After all transparency and honesty are important core values to me and what we do as a firm to support our clients and our network😇 So not only are we in the top 10 of conveyancing firms in the North West, we are are number 1 in Merseyside and now also number 1 in Liverpool as we keep breaking down the data. We know our clients regularly leave us outstanding reviews on ReviewSolicitors (we have just hit 1500 reviews 😊) but what the data also shows, which is just as significant, is that in Liverpool, from Sold Subject to Contract (STC) to completion we are getting our clients into their new homes on average 14 days faster than other conveyancers in Liverpool. That's 2 whole weeks quicker😲💪 In some instances the difference is as much as 3 to 5 weeks. The impact this speed of transaction has on the stakeholders- the clients, estate agents, mortgage brokers and the like cannot be underestimated. We had the pleasure of speaking with Lopa Kolluri, SVP Commercial Real Estate at M&T Bank, about her #careerpath and the decisions that have contributed to her success. Lopa is an accomplished executive with over 25 years of experience in affordable housing, community, and economic development. She previously served as the head of the Federal Housing Administration and HUD Office of Housing at the U.S. Department of Housing and Urban Development.   Can you tell us about an important career risk that you took? Lopa: One important risk in particular was having worked in government for so long and deciding to move into the private sector. When I decided to go to the private sector, I was asking myself, “Am I going to have the skill sets to be in the private sector; am I going to be accepted because I have always been a government person; am I going to be able to contribute in the way that I have contributed in government?” Taking my first job in the private sector was a big risk for me but I also realized that the skill sets that I had developed in government, around leadership and management and operations, building and leading teams, driving strategy, and producing tangible results and outcomes, also applied to the private sector. So, I was happy that was the case and that I actually could participate in the private sector and bring in the skills and experience that I had from public service. Exciting news—we just got a clear to close today! This journey has been quite the adventure. My client relocated from Atlanta to New Port Richey, Florida. We thought we found the perfect house, but things didn't go as planned. I negotiated to get the escrow back, and we quickly found another home she loved, only for it to go pending within a day. Undeterred, I found her the right home that same day. Despite facing complications along the way, I was able to provide solutions and keep everything on track.
