In 2008, I wrote and got this article published on "New Fire Safe Building Design" using concrete masonry and steel roof systems with fire retardant materials. I was a builder [General Contractor] and constructed two prototype buildings using my system and then the recession crashed the real estate market. Given the recent events in Los Angeles, I'm hoping my article may rekindle the concept of constructing with fire resistant materials and move away from Type V construction in high fire hazard zones. https://lnkd.in/gW636z6V

If you live in a Florida Condo that has not begun the SIRS / Milestone process, or would like a second opinion, please consider Stone Building Solutions https://lnkd.in/g6NyQ9AM Helpful Reminders SIRS is required to be completed, for your COA, prior to 12/31/24, The SIRS will drive the 8 “line items” (listed below) that will need to be appropriately funded, Assuming we finalize our 2025 budget prior to 12/31/24, our understanding is that we’d need to fully fund what comes out of the SIRS in our 2026 Budget Structural Integrity Reserve Study (SIRS) If your condominium is 3 stories or more, regardless of age, you must complete a SIRS by December 2024; and every 10 years thereafter. Different from a Traditional Reserve Study, a SIRS is a reserve study in which you are mandated to fund by Jan 1, 2026. This study must be performed by a licensed engineer, architect or reserve specialist (RS) - Stone gives both on every report, because we feel one without the other is incomplete! The Structural Integrity Reserve Study is solely focused on 8 structural building components, to ensure every Florida condominium has a financial plan for the following items: Roof Load Bearing Walls or other primary structural members. Fireproofing and fire protection systems. Plumbing of Common Areas. Electrical Systems of Common Areas Waterproofing and exterior painting. Windows /Doors of common areas. Other elements that have an impact on the structural integrity of the building that are in excess of $10,000.
