If you've ever sat down with me and discussed Community Association Managment, you've probably have heard me say something like this: "Board Members and Community Association Managers are ignorant. I don't mean that in the 'stupid' sense of the word ignorant, rather they simply "don't know what they don't know." That is one of the main reasons we created the Inframark Florida YouTube Channel to give Board Members and Community Association Managers another resource to bridge that knowledge. The channel went live last week and today is the second episode that is published. The topic today is "Public Adjusters - What, When and Why". I truly believe that Public Adjusters are a part of our industry that just doesn't get a whole lot of attention, typically until after an insurance issue or claim has been started. Setting up a task force is fairly straightforward. First, the family council determines the topic and solicits volunteer participants. A series of conference calls or emails narrows down the scope of the task force and sets the agenda and timeline for the group to deliver its recommendations to the family council and family assembly. A key to a successful task force is to determine in advance when you want to roll the final recommendation out to the family assembly for approval. Then work backward to determine when the concepts should be introduced to the family assembly for review and feedback when the family council should see it and provide feedback, and how long it will take to draft. Working backward from your final goal helps determine the call or meeting frequency leading up to the request for ratification. Some task forces can complete a task in 6 weeks or so, and require only a couple of phone calls to get the job done. Some take longer. If you’re changing a major policy, it can take an entire year before you’re ready to come back to the family assembly and present results. What does an RPS Win-Win-Win? - really mean? Below is a great example... You are RPS and you walk up on a job seeing this level of care/concern/safety, by the installation contractor you helped the owners hire. You are the installation contractor - who has owners interest in mind, RPS in mind and "access" for the homeowners in mind. You are the community manager (and you have the RPS team on site) making sure! So you are relaxed and able to focus on "other needs". You are the board of directors or one of the many homeowners (and you have RPS on site, the installation contractor who cares)...
