Before considering the demolition of any building, please ensure that any changes (addition, alteration, or removal) to specified systems (such as fire alarms, sprinklers, mechanical ventilation systems, etc., which are crucial for maintaining the health or safety of building users) must be performed only after obtaining a building consent. Failure to comply can result in fines and legal action. This non-compliance may cause the local authority to refuse the amended compliance schedule, necessitating the application for a Certificate of Acceptance (CoA) to obtain an amended compliance schedule, which can affect the issuance of a Building Warrant of Fitness (BWOF). Obtaining a Certificate of Acceptance (CoA) is both time-consuming and costly. If the CoA is denied, the local authority will issue a notice to fix (NTF), requiring the removal of the work. The most common examples I come across are: SS 3/1 Automatic doors SS 3/2 Access-controlled doors
