It is extremely difficult to build in Miami Beach. This project took well over 10 years to get off the ground. The project is right off the McArthur causeway, so it is very well located for access to the Brickell, Downtown and the airport. This is the only high-rise new product in South Beach and it is positioned for access to the airport & financial center. The views on top floors are breathtaking. You can see over the entire beach and you will feel that you are on top of the world. -> Neighborhood transformation is underway. A beautiful footbridge, designed by French artist Daniel Buren, is underway. It has an entrance point right at Five Park and will connect West Avenue to the South of 5th neighborhood. This is transformational for the community. -> Price per square foot is based on costs locked in a few years ago. This would cost more to build today. Most units are well under $2K / square foot. There is almost 20 year old inventory on the beach selling for those amounts. -> Pre construction pricing with almost no risk The building is on schedule and is almost done. I have personally toured this building many, many times during construction. There is an A++ developer and construction team behind it. The top half of the building, "Park Residences", sold out. The Brady Bunch house is now pending, the asking price was $5.5M and there has been no reduction. It will be interesting to see what it actually sells for. There of course is nothing comparable to a TV icon home made to look like it did in the 1970's. In the area, brand new, excellent quality homes of similar and even larger living area on similar had sold for $4.5M +- when it listed, there has now been a sale just under $5 mil this month of a brand new home, 700-800 sf larger + an ADU.
