Preserving the historic Presidio Heights neighborhood: Earlier this week, we re-paved Presidio Avenue from Pacific Avenue to Sacramento Street. This work caps off a multi-phase sewer, sidewalk and street restoration that has taken place in this high-traffic corridor throughout the summer. A unique feature of this area are the historic bricks that run along both sides of Pacific Avenue near the curbs. When re-constructing the curb ramps at the Presidio Avenue and Pacific Avenue intersection, our contractor needed to re-grade the portion of the roadway and sidewalk adjacent to the curb ramps to ensure ADA compliance, which required them to remove some of these bricks. Their skilled brick masons were able to do so without damaging the bricks, allowing them to be salvaged and re-inserted with new grout. Now, the area is safer and easier to navigate while retaining its classic look. This work is part of Public Works' ongoing Various Locations Pavement Renovation and Sewer Replacement No. 60 project. This week marks three years since the collapse of Champlain Towers South and the deaths of almost 100 occupants. If we are going to incentivise high rise strata schemes with #TODs we must 1) ensure they are built properly (kudos to David Chandler OAM for his work) and 2) institute regular GOVERNMENT inspections. We know unequivocally, that despite clear, statutory obligations to repair, many schemes do not do work, even basic maintenance like painting. Maybe they don't understand, maybe they don't care or maybe they genuinely cannot afford it, but a system that relies solely on lay people to manage complex high rise infrastructure will not work. Effective December 11, 2024, the definition of a "major building" (Section 202, Chapter 2, NYC Building Code) will change from an existing/proposed building 10+ stories or 125+ feet in height, to an existing/proposed building 7+ stories or 75+ feet in height. Current additional triggers for an existing/proposed building with a building footprint of 100,000+ sq. ft. (regardless of height) or an existing/proposed building designated by the DOB Commissioner as a major building due to unique hazards associated with the construction or demolition of the structure, will not change. The new definition of major building will apply to initial permits issued and initial permit requests submitted on or after December 11, 2024. Effective 12/11/24 , initial DOB filings , permits initially issued after this date, for new buildings or major alterations for buildings that are 7 stories or 75’ H will require a site safety coordinator and a dob approved site safety plan in addition to having a cs - construction superintendent. Current code only included new buildings or major alterations that are 10 stories, 125’ H or buildings that have a ground floor foot print over 100,000 sqf as “site safety projects” - “major buildings“. THE STREET PLANNERS VIEW ON THE RECENT DEMOLISION OF SHANTY BUILDINGS ALONG THE ROAD AND UTILITY LINES. THE PLANNING PERSPECTIVE……. THE GOVERNMENT VS THE PEOPLE…… I have been on a frenzy over what to say or type. I think this is the clear situation of being caught in-between the Devil and the deep blue sea. I have read several social media post on how the government are insensitive to the plight of the masses, other claiming that this will lead to stealing or increase the crime rate in the city. Another Section of the masses have resorted to all form of abuse on the Government and the officials of the Uyo Capital City Development Authority (UCCDA). Do this ‘Stones’ thrown really help or are they just ripple effect of anger as a result of being affect directly or indirectly. When the announcement were made of the demolition of building along the major roads and the action itself I have received calls, WhatsApp messages as to why the government can do this act to the same persons that voted her into power. I am here to give my Take on the matter and as a result opening the ground for further communications within those affected directly or by proxy and the general public. I would say, I am deeply saddened by the demolition of these shanty building and I know this because I have witnessed this activities up close during my SIWES program at UCCDDA and I know these individuals do not mean harm but only good for the people of Uyo and its Environs. It is worthy of note then that we focus not on the ACT but on the PURPOSE/INTENT of this demolition. LETS GET THE FACT STRAIGHT….. In the heart of our city, where the pulse of progress beats strongest, we've witnessed a bold move towards shaping a more sustainable future. The recent demolition of shanty buildings by the government marks a significant step in the evolution of Uyo's urban landscape. Government had fore warned of this demolition, stating that these is as a result of building along the utility lines and also along right of way. Let’s break it down: A right of way is the total area of land acquired for the construction of the road. For major roads government could take 25-30 meters and during construction pave only 15-18 meters of such road the remaining 6 to 10 meters are kept for Utility lines (Power line, Telecom Pipes, Drainage etc) and future expansion of the road. So within this areas government will not allow citizen to sit and operate display their wares or the road. Remember that doing something over and over again sometimes doesn’t make it right. Demolition, when executed thoughtfully, can pave the way for modern infrastructure, safer neighborhoods, and enhanced community spaces. Over the years, #BluePeakConstructions have completed a number of LATM type projects for the Frankston City Council. Each project scope varied, however the works for this particular project included three separate raised intersection treatments and three watts profile speed humps, all constructed in asphalt. To achieve these successfully, our team reconstructed the kerb, installed drainage, a concrete footpath and crossovers, then to finish up, linemarking and signage. PARC Project Update 🚧 The Pedestrian Access and Redevelopment Corridor (PARC) project is moving forward. A $1,929,000 contract with Rosales + Partners will finalize the plans for the cable suspension bridge across Memorial Parkway, covering permitting, testing, and peer review. Additionally, a $999,978 contract with Garver LLC will outline improvements to the Pinhook Creek channel, including structural design, hardscape, and landscaping. In response to the growing demand for smaller lot sizes, our client Sunbury Hills Pty Ltd requested additional lots within the Everley development. We accommodate such requests promptly due to our efficient systems and processes, however limitations arise when dealing with narrow nature strips that contain services, street trees, and vehicle crossovers. In such situations, Taylors offer solutions that maintain our desired outcomes without compromising the aforementioned. Here is an illustrative example: Initially, the pod layout featured four lots. Our client requested an extra lot, as shown in the middle image. However, strict requirements for pram crossings, vehicle crossovers, parking bays, and drainage pits made this impossible. The findings of the final Grenfell Tower enquiry report makes for some harrowing reading. 72 people lost their lives in the tragedy, all of which were preventable. 1000’s of lives changed forever. Sons, mothers, daughters, fathers lost their lives. Children growing up without parents and grandparents. Parents lost children. The impact of these horrors will be felt for generations to come. As an industry, the recommendations will be welcomed. Licensing should not be limited to just the main contractors, it should be a prerequisite for any contractor who is involved in the process of working on buildings of multiple occupancy. Low rise, high rise and social housing. Clients, main contractors, architects, system designers, manufacturers and installers all have a responsibility to ensure that people can sleep soundly at night knowing that the building has been built to the best and safest standards. Independent fire officers have to play a key role and scrutinise every step of design, pre-contract to ensure that all crucial details are implemented. These recommendations should not be seen as red tape. They should be seen as the new standard that everyone in construction works to with the end result being safe, well built homes so that something like Grenfell, can never happen again. #grenfell #cladding #ewi #safecontractors

Update: the port-a-potty has been removed. BUT now there are sandbagged sidewalk closed signs so this segment of public sidewalk, ADA infrastructure, continues to remain closed. No alternative posted route for people. No temporary cross walk from the sidewalk on the north side (which would be challenging) but this is what would be needed to make it possible for people to get to 62nd street - the pathway to the bus stop on France Avenue. Too often pedestrian safety and ADA access is compromised unnecessarily. In this case a port-a-potty has blocked the sidewalk that runs along the north side of Valley View Road near the Valley View Road, Oaklawn, and 62nd Street intersection. It has been here for weeks. The construction site it supports is tight because severe setback variances were granted on all sides. There should have been a 35' setback of the buildings that front on to Valley View, but this was reduced to 10'. However, there is another port-a-potty that is on the site proper and not causing safety concerns - there is room next to that one. Not sure why two port-a-pottys are necessary for building two duplexes.
