So often we hear conversations about “density” and adding density. To me, the biggest challenge is applying these ideas to areas outside of urban cores. I sat next to a gentleman this weekend who made the point of “proximity” and how proximity is really the driver for blending this conversation between urban/suburb/rural. The “one-mile-radius” is a great example of this proximity and how ALL communities can think about proximity and how we crave it. That proximity will be different from the urban core vs Main Street USA, but it is important recognize that these proximities exist in all type of communities.

The “one-mile-radius” effect is a positive wave of impact that builds momentum neighborhood by neighborhood. As neighborhoods become hubs of community more partners enter that community and other neighborhoods begin to enter a period of revitalization, eventually creating a stronger, healthier community at a city’s core. In June 2021, to mark California's reopening, we hosted "REBIRTH," a dynamic industry event that spanned all 50,000 square feet of Ciel Creative Space. Our mission was clear: reunite the community after over a year of isolation. A major focus of REBIRTH was supporting local businesses that had suffered tremendous losses during the shelter-in-place orders. Let’s start a conversation! Last week, Allison Farole, MPA, CEM, MiPEM and I discussed the concept of building community preparedness. In this, we shared an observation that our current culture has shifted away from prioritizing and fostering a sense of “community.” Modern-day society coupled with technology advancements have shifted our mind-set. We are less connected to our neighbors, colleagues, schools, towns, city-centers, etc., than at any other time in history. And our long-standing viewpoint/sense of what “community” is, no longer exists. So, the QOTD is this: How do you build community preparedness, without community being a part of your culture?

Housing is a perfectly fine investment even when prices/rents aren't increasing, https://lnkd.in/gWe3s7i3 This is because asset prices are based on the net expected value of future cash flow (or expected value of avoided rents), and they adjust to that expected value of future cash flow. Markets where rents are expected to increase see prices well above what makes sense based on current rents and that upfront negative cash flow is balanced by the appreciation caused by increasing rents. "Treating something as an investment" doesn't magically make its price go up. Restricting the ability to increase quantity supplied in response to increases in demand does though. This diversion against "financialization" is misguided. If Coca-Cola stockholders managed to get all other soda producers outlawed we wouldn't be talking about how treating stocks as an investment was the cause of "unaffordable soda".
