IS THE FED DRIVING HOME PRICES UP? NPR reports on a new study that focuses on why current US home prices are rising despite high levels of Fed Funds. In essence, the authors state that high rates affect the supply side of the home market, meaning existing home sellers and new home builders. That is, it has most of its effect there and is therefore supply tightening leading to … INFLATION. Of course, the Fed really wants to effect only the demand side. At the beginning of the year, we predicted that US house prices would rise by 5% in 2024, while the consensus was for a more muted 1.8% gain. Since then, the consensus has slowly moved towards us and yesterday we learned that it now also predicts a 5% rise in house prices. We're only half way through 2024, but so far our call that tight supply will continue to be the key theme in this year's market appears to be the right one.
Even though home prices are expected to rise by 5% in 2024, the long-term outlook for the housing market is more optimistic. "As homeowners slowly acclimatize to higher mortgage rates, more affordable second-hand home supply will come on to the market.
