Yes! Local governments can fix much of the affordable housing crisis by offering tax incentives, breaks on impact fees, and leniency in zoning. The reason for tax breaks in the first place with real estate is because we’re doing things the government would want to have done. The real problem is nimbyism. Publicly these cities host forums to try and address the issue, but in reality they’re afraid of riff raff. If you’re low income then you must be a criminal and play music loudly. If a city really wants tackle affordable housing, people like me can help them through adaptive reuse. The local government must: 1. Provide a long term tax abatement This is critical becasue it brings down the OpEx so the deal has a chance to pencil, even in a lower rent market. 2. Do away with zoning with any housing below 100% AMI. No red tape. You’re welcome
