We are now officially six weeks into the New Year, so I think it's past time for you to take a deep look at your 2024 price points. Have you given yourself a raise yet? Before buying a property you should always start with the customer in mind. It's something that's always said but rarely practiced. For example, I once spoke to an individual who couldn't understand why his unit wasn't generating bookings. He was near a big city with a lot of business travelers so he was trying to appeal to them. Upon looking at his listing it was obvious to me why his listing wasn't making any money. It was a 1-bedroom basement apartment with a bunk bed and in one of the photos, it even had a pink unicorn stuffed animal on the top bunk. When I asked how a pink unicorn and a bunk bed would be appealing to business travelers, he just laughed and shrugged while essentially saying he didn't want to limit his audience. There were more issues but this will suffice. It's not enough to understand the concept of appealing to a specific customer, you have to internalize it and have the courage to follow it. It's an understandable fear that you might not want to alienate potential customers. However, if you try to appeal to everyone, you ultimately appeal to no one. The more detailed you can get about your target customer and focus on serving specifically them, not only improves your decision-making process but also becomes better. The reason is because there are fewer variables to choose from. If you are an IMB, I would use December to reimagine the data you have in your system, how you structure it, and who you have looking at it. 1. How can you use it to organize relevant data to homeownership. 2. Structure with a plan to have a data in memory system to offer. Think about repeat customer experience. Geographical advantages in your data. Marketing insight. 3. I would separate the people data from the property data. The appraisal's of yesterday have so much value because they include data consumers connect with. Street Names they know, homes they recognize, and names and phone numbers of referral partners. The industry is heavily relying on what John Martin calls a Spokes and Hubs model. Current frankentech stack = wheel. Spokes coming from apis to a hub in middle, usually an LOS. You have a many to 1 pull model, this is not going to accomplish 1-3 above. You are going out to the api and you are pulling information into the middle, since that is the source you are having to validate it, verify, check it. At the FHFA velocity our group Speed Racers found checking the checkers was over 1600 dollars of extra cost. Here is the foundation of the ideal model. The RedFile AI solution allows you to build your own data base beyond the LOS. You can then use the api to push validated data out to the tools, then you don’t have to validate anything when the results come back in. You are not intaking from all of those points. You have replaced a many to one pull model to a one to many push model. You can do it for less than your current OCR technology and you can build with it. This means you can take out 5-7 other vendors. Drive down costs and have a better data modeling system to create revenue and offer a better repeat customer experience. Here is some important factors from Terry A. Notable findings from the 2023 edition include: • Selling Beyond Rates: While 31% of mortgage customers selected their lender based on the lowest interest rate, 69% considered other factors such as personalized service and assistance in navigating the loan market. • Engaging Borrowers Earlier: LOs who engaged with borrowers earlier in the homebuying journey had a better chance of retaining customers. Approximately 38% of borrowers started working with a lender when first contemplating buying a home. But, 40% of borrowers believed their LO should have been more involved in the process, up from 29% last year. • Serving First-Time Homebuyers: While overall satisfaction with lenders increased, the rise was driven mostly by repeat buyers. First-time homebuyers reported much lower satisfaction levels, reflecting the myriad of challenges they face in the current marketplace.
