Agents, did you know the best time to discuss your listing with the appraiser is before the report is submitted to the lender—and preferably before the inspection?
In my experience as a certified appraiser in the Northshore Parishes, I’ve seen how critical it is for agents to engage with the appraiser early in the process.
Once the appraisal is submitted, any concerns must be taken up with the lender, which can delay your deal.
By communicating upfront, you can ensure all key property details are factored in before the final report is completed and turned into the lender.
Here’s how to make the most of your opportunity:
• 𝗘𝗻𝗴𝗮𝗴𝗲 𝗘𝗮𝗿𝗹𝘆: Share valuable property insights, recent upgrades, and relevant comparable sales with the appraiser before the inspection.
• 𝗛𝗶𝗴𝗵𝗹𝗶𝗴𝗵𝘁 𝗨𝗻𝗶𝗾𝘂𝗲 𝗙𝗲𝗮𝘁𝘂𝗿𝗲𝘀: Ensure the appraiser is aware of standout elements—like location benefits or quality renovations—that could positively impact the property’s value.
• 𝗣𝗿𝗲𝘃𝗲𝗻𝘁 𝗜𝘀𝘀𝘂𝗲𝘀 𝗟𝗮𝘁𝗲𝗿: Address any potential concerns or discrepancies during the evaluation process. Once the appraisal is submitted, resolving issues can become more complicated and slow down the transaction.
• 𝗦𝘁𝗿𝗲𝗻𝗴𝘁𝗵𝗲𝗻 𝗬𝗼𝘂𝗿 𝗣𝗼𝘀𝗶𝘁𝗶𝗼𝗻: Collaborating with the appraiser ensures they have all the necessary details to provide a well-supported, accurate valuation.
