PREVENTION FIRST 🛑 Every year, we work to prevent Londoners from losing their homes, rather than waiting until they are at crisis point. We provide long-term support with a range of challenges including health issues, debt and arrears and benefit concerns. We also provide help with money management, living skills and employment support, so these Londoners can maintain their own tenancies and continue to live independently in the future. #OurImpact #LondonCharity #HomelessnessAwareness #HousingSupport

🏠 Are you living in a home with disrepair? From faulty electrics to damp and mould, housing disrepair can pose serious health risks. According to the latest English Housing Survey, 10% of social housing renters live in homes that don’t meet the Decent Homes Standard, and there are 120,000 households living in a home with a HHSRS Category 1 hazard; this poses a real health risk. At Courmacs Legal, we’re here to help tenants hold landlords of social housing accountable for necessary repairs. Everyone deserves a safe and comfortable home! In order to prevent repeated failings in certain areas, the Housing Ombudsman this week has released their first report on failings from Severe Maladministration. Having been involved in a number of forums recently, I know this is a hotly contested topic with a number of RPs in the process of working with the ombudsman to clarify their own pipeline of cases. By highlighting key learns from these 8 cases, it addresses key issues like discrimination, staff conduct, and neglect of vulnerable residents. The report puts emphasis on the rising caseload and the need to learn from failures to improve outcomes. Additionally, it plans to highlight instances where landlords handle issues appropriately. These insights aim to bolster the provision of safe and secure housing in the social housing sector. See the full report linked below.

A rare (landlord-friendly) investigative report by CBC showing the issues some landlords struggle with when they provide housing to homeless individuals with acute addiction or mental health needs, but who don’t receive the promised support from the agencies that sponsor their accommodations. Not every agency fails in providing appropriate supports, but this report shows that when they do, the landlord ends up with little sympathy or support from the same government organizations that initially implored them to take in members of this high risk group. Unfortunately, some housing agencies in Nova Scotia go a step further and advocate for no-eviction laws, while simultaneously luring landlords into accepting tenants with high needs. They promise landlords to provide monitoring and support of these high risk tenants, then lobby government to prohibit the landlord from evicting the tenants when the supports don’t materialize. The end result of these efforts that make it harder for landlords to manage risky tenants is what we see now: a great hesitancy by the private sector to provide units to clients of these agencies, which further exacerbates the homelessness crisis. https://lnkd.in/gUUe-YWe

Tenant Sarah* on BBC News Look North today and this evening talking about the awful conditions of damp, mould and pests in her home in Leeds and impact on her health. Bhranti Naik from our funded partner Leeds Muslim Forum and our CEO John Hume and funded partner Leeds Muslim Forum give wider context. https://lnkd.in/eKHRS_gf Data (from English Housing Survey) shows that private rented homes in Yorkshire and the Humber have the worst housing conditions in England - 37.7% private rented homes fail the Decent Homes Standard. Overall in England, one in five tenants in England are living in homes that don’t meet decency standards. Millions of private rented and social housing tenants in Great Britain live with damp, mould and other serious hazards that threaten their health. Our next Government needs to properly resource the enforcement of housing standards in the private rented sector to provide people with the homes they need for good health. https://lnkd.in/dcqfEz9T #HomesforHealth *Name changed to protect identity.

Places for People and John Greaves shared some statistics today about how one in five people (21%) in the UK fear they or someone they know will become homeless in less than a year. You can find the post here: https://lnkd.in/eu_Gjai6 This simple chart in the Financial Times clearly shows that the UK are the worst for providing permanent homes in the developed world by a large margin. This is a scandal for many reasons. Firstly, we've seen this housing crisis coming for 30 years across multiple governments and it's just gotten worse year after year. Secondly, the cost of the temporary housing in that chart is choking off funding for social services in the local authorities just when we need them most. It didn't have to be this way and now is the time to create a better future. Please pay attention to the detail on housing in the party proposals before you vote. The talking is over, it's time to build. Onward!

🚨OUT NOW: UK has highest housing costs in the English-speaking world New report shows Brits spend more on housing than counterparts in New Zealand, Ireland, Australia and Canada, which have housing crises of their own Read the report: https://lnkd.in/dB7mxA7S Concerns around a housing crisis have become increasingly salient across the anglosphere recently. This report – the first in a series on housing kindly funded by Nuffield Foundation – looks at what the housing crisis in these countries consists of and how the UK compares. In subsequent papers, the SMF will explore these different areas – planning reform, alternative ownership models, homeownership financial policies, and renter support policies – in turn, to examine if successes abroad can be replicated, and how failures may be avoided. #housingcrisis #homeownership #urbanplanning #rentalmarket #socialhousing

Despite a stronger #labormarket, rising prices strain low-income families the most (unsurprising), and their overall financial well-being remains below pre-pandemic levels: 63% could cover a $400 emergency using cash; 48% report having had money left over after paying monthly expenses. These are NOT strong figures through the lens of a family's sense of economic security if this is their only potential emergency funds and a greater-than-half likelihood they're unable to save. Housing access is among the most basic rights; there must be continued pressure on development and preservation. #LIHTC #multifamily #housing
