Many overlook the benefits of early involvement, especially during RIBA stages 0-2, where integrating sustainability can yield substantial long-term cost savings. For instance, designing for a better building orientation and choosing efficient materials can lower heating and cooling bills over time. Building and Construction Authority announced the launch of the refreshed Green Mark for Interiors (GMI) scheme last month. The certification scheme is expected to shine a light on #sustainability performance of interior office spaces, as opposed to the entire building. As landlords around the world grapple with ways to reduce the 50% of energy use by occupiers in commercial office buildings, we believe this is timely and will rally industry players to innovate and overcome challenges in adopting occupier decarbonization solutions. We are proud to be working with progressive innovators like Keppel (Real Estate Division) to tackle tenant emissions directly. We've also benefitted from understanding the challenges of other solutions in reducing their energy use in existing spaces and buildings. For example, to reduce tenant plug load energy use, we have to go beyond simple solutions which totally switch off power supply based on time or motion. Such an approach, besides being somewhat draconian, hits a brickwall when some loads eg. 24-hour equipment, cannot be segregated from other loads. These are some of the challenges we solve with intelligent algorithms to achieve a positive outcome, before scaling and rolling out the solution further.
