#realestatemarketplaces #realestate #M&A #onlinemarketplaces My post this time last week highlighted the vast differences in revenue per customer generated by REA Group or Australia and Rightmove of the UK, currently the subject of a takeover proposal from the former. To anyone outside of Australia and the UK - collectively home to about 3% of the world's population - it must seem staggering that the merged entity would have a market value of more than US$20 billion. The huge value of both of these businesses is due to industry structure - the basic legal and industry framework that establishes the competitive playing field. The industry matrix explains why the largest real estate marketplace in the USA - Zillow - will never be worth anywhere near that of the combined REA-RMV, despite the latter having a combined population base of less than one third of the USA. Industry structure rules. The US residential real estate industry is stuck in the 1700s and, in my opinion, will remain there as there are too many players who make a fortune from delivering no value whatsoever. My highly subjective industry matrix below.

At the risk of making myself look stupid, I have questions for anyone out there who knows about the #realestate portal and #mls industry in the US... At Online Marketplaces Group we covered two stories about challenger real estate portals in the U.S. this week. - Nestfully partnered with data provider Local Logic to up its game in the neighbourhood stats arms race. - The Broker Public Portal appointed former RE/MAX exec Dan Troup as its new CEO. As far as I can tell, both of these companies aspire to build real estate marketplaces to take on Zillow and both are backed by some of the same organizations including East Coast MLS operator, Bright MLS. Serious questions... 1. Do these portal initiatives honestly believe they have a chance against Zillow, Realtor.com and CoStar Group or is there another agenda here? 2. Do the likes of Bright MLS just have spare money to pour into more than one (probably doomed) portal venture? 3. Are these two portal ideas going to merge at any point? Either I've got the wrong end of the stick, their PR messaging is flawed or MLSs have too much money. Which is it?
