Richard Davidson, Jason Zhongshu Wang and Janise Leung of Slatt Capital recently arranged this construction to perm loan on a to be built Whole Foods in Northern California. The construction financing was sourced through one of Slatt Capital's excellent banking relationships. It is a two-year floating rate term loan during construction, followed by a 7-year permanent fixed rate loan once the tenant moves in, for a total term of 9 years. The permanent fixed rate portion of the loan was locked at closing with a forward rate swap.
