The rapidly urbanizing capital of Jharkhand,#Ranchi, faced growing challenges due to an influx of workers from nearby rural areas and a significant increase in personal motor vehicle use, which was projected to rise from 22% to 43% by 2031. With a lack of formal public transport, many residents relied on paratransit, walking, and cycling for their daily commutes, particularly the lower-income population, who often use bicycles for short trips. To address these mobility issues, Ranchi Smart City introduced a Public Bicycle Sharing System(PBSS) with 600 bicycles and 60 docking stations. It aims to provide first and last-mile connectivity, enhance safety, reduce pollution, and make urban commutes more accessible and affordable. Guwahati has surpassed its capacity to sustain housing, infrastructure, roads, vehicles, and population. It is no longer a viable option for quality living. The city frequently floods with just a few rains, and traffic congestion often lasts for hours. It is time for Assam to consider relocating its capital, Dispur, to a higher-altitude area. While many people in the early 1990s invested in real estate in and around Guwahati, the current situation is prompting many to move elsewhere in search of healthier and more sustainable living conditions for future generations. Educational institutions and universities in Guwahati should seriously consider relocating their campuses elsewhere. The prevailing attitude of the current generation towards studying in Guwahati has significantly declined, likely due to the city's overcrowding, frequent flooding, and deteriorating living conditions. Regulatory frameworks such as zonal plans and building byelaws play a critical role in managing and controlling this shift in urban morphology. But how effective are these regulations in shaping the growth of a city? This post is a short excerpt from my thesis on guiding urban density through land use regulations, using the case study of Guwahati, a north-eastern city in India. A once small peripheral village in Guwahati, named Garoghuli, has transformed into a thriving institutional hub with real estate values comparable to central Guwahati. Meanwhile, Rajgarh is one of the oldest settlements in the city, and is considered a prime commercial and real estate hub. I have mapped the morphological transformation of these two localities over the past 20 years, within certain parameters. My analysis reveals a growing difference between the building footprints and the built-up area, signifying a growing trend towards apartment living and the commodification of independent homes, with taller buildings gradually replacing traditional Assam-type houses. This shift signifies the city's evolution toward metropolitan living standards, altering its previous morphology. Areas like Garoghuli are especially susceptible to these changes. Urban planners must ensure that the transition of peri-urban villages into urban localities is in ease, preserving the cultural fabric while embracing modern development.
