Passive IS Aggressive ... Throw away Solar Panels ... Re-thinking the Build My latest architectural passion ... Passive House ... "say, what's that?" @Passive House Well ... it's really "HAUS" from the German for "building" ... so we're not just talking homes ... take at look at the 1 million sq. ft. building in DC (pic below) ... as we look to take it PASSIVE ... and here's the kicker ... to verifiably reduce it's energy demand [meaning the required amount of energy needed to cool or heat the building to make occupants comfortable] by 80-90%, compared to a comparable Class A office building. Here's the idea ... 1) Create super tight (air & insulation) building envelope that keeps cool-dry air in and hot-humid air out, and vice versa ... 2) Reduce need to continually heat or cool interior spaces ... 3) Employ straight-forward Energy Recovery Ventilation (ERV) system to bring in fresh air AND not lose already heated or cooled air. In the U.S. we talk a lot about "renewable" energy, i.e. solar and geo-thermal. But, if the building that you're trying to heat or cool still requires a lot of energy to heat or cool, i.e. it is not built along "passive house" principles, then you're going to need a lot of solar panels on your roof or geo-thermal wells under your parking lot to meet that demand ... and the those things ain't cheap ... so your ROI is very low ... not a good payback! By contrast, well thought design upfront, combined with knowledgeable construction ... and the cost premium for Passive House can be less than 5-10%, i.e. much stronger ROI and shorter payback timeline. There are several myths surrounding eco-friendly building practices, which often significantly influence people's choices regarding the type of construction. Here's how we tackle them. Eco-friendly buildings are less comfortable: This myth suggests that eco-friendly buildings sacrifice comfort for sustainability. However, many eco-friendly designs prioritize occupant comfort through features like natural lighting, improved air quality, and efficient heating and cooling systems. If we start from the very beginning and design the building, we ensure that it will be as comfortable as possible for the occupants. Eco-friendly materials are less durable: While some eco-friendly materials may have different properties than conventional ones, many are just as durable or even more so. For our eco-friendly construction, we predominantly utilize wood wool insulation, known for its natural durability, capable of lasting the lifespan of the building it's incorporated into. Eco-friendly buildings require too much maintenance: Some may think that eco-friendly features like green roofs or solar panels require constant maintenance. However, with proper design and installation, many eco-friendly elements can be low-maintenance or even self-sustaining. Eco-friendly buildings are only about energy efficiency: While energy efficiency is a significant aspect of eco-friendly building, sustainability encompasses much more. It also involves considerations like waste reduction, use of sustainable materials, and consideration of the building's impact on its surroundings and occupants' well-being. Offsite prefabrication significantly accelerates the overall construction speed, reducing labour requirements, minimizing on-site waste, and ensuring the airtightness of the building. Eco-friendly buildings are more expensive: While it's true that some eco-friendly building materials and technologies can initially cost more, they often result in long-term savings through reduced energy usage, as well as lower maintenance costs. Despite the recent overuse of 'eco-friendly' and 'sustainable' as mere buzzwords for greenwashing, sustainability lies at the heart of our ethos.
