Real estate investors love off-market opportunities, but finding them is easier said then done. Today's Thesis Driven - a guest letter from Jonathan Andrews - digs into five tactics investors can use to generate truly off-market opportunities. In today's environment, many investors are finding it tough for properly-marketed deals to pencil. Rates are high, and competitive firms are investing based on allocation targets rather than specific return expectations. So sourcing (and vetting!) off-market deals becomes all the more critical, especially for finding distressed opportunities. Close broker relationships and direct lender relationships are two straightforward ways to generate off-market deal flow. But they're not the only ones. Bankruptcy courts can provide interesting opportunities for investors looking for distress. But the most interesting opportunities come to investors willing to get their hands dirty. Not all viewing are done in day time, sometimes evenings are the best time to view properties and here are a few reasons why. -You get to see what the road or neighbourhood is like as a potential guest. -The Landlord or Agent isn’t as rushed as it’s at the end of the day and you are the last viewing. -If the property has off street parking you can see how busy it is as everyone will be home for the night. -How busy is the road outside the property with traffic or nightlife. I know one of the biggest challenges of property sourcing is cashflow, delays can happen, valuations can be poor or buyers can change there minds.
