Breaking New Ground for Sustainable Housing REAL ESTATE: $42.5M Palm City Transit Village Project Lands $8M Grant BY RAY HUARD SAN DIEGO – An Otay Mesa-Nestor affordable apartment development has been chosen as one of four projects in California to receive state grants to produce housing that will be a model for its use of solar energy, combined with storage batteries to be self-sustaining. The $8 million grant to National CORE (Community Renaissance), based in Orange County, will go toward the design and construction of the first $42.5 million phase of Palm City Transit Village, with 304 apartments, said John Seymour, vice president for acquisitions and forward planning for National CORE (Community Renaissance). The $8 million is one of several grants that National CORE has received for the project, designed by Studio E Architects, based in downtown San Diego. They include a $17 million grant to install infrastructure in and around Palm City Transit Village, according to Seymour. “It’s going to help other developers as much as it’s going to help us,” Seymour said. In all, Seymour said that Palm City Transit Village has been awarded about $29 million in grants. “It is cost prohibitive without the grant money,” Seymour said. “It would not happen without that money, but it is allowing all these new technologies to be tested.” Construction is due to start in 2025. One reason that the project is attracting grant money is the highly unusual design of the building that will have solar panels running up three sides of the facade. The project will also have a number of energy saving measures, including external shading, heat pump water heaters and laundry dryers, smart thermostats, and electric vehicle charging stations. Sahar Abbaszadeh, an associate with the global sustainability consulting firm of Arup, based in London, said that a goal of the $8 million grant is to build a project that serves a dual purpose of providing housing while addressing climate change. Typically, there’s a gap between the time that solar arrays produce energy and periods of peak demand for electricity between 4 p.m. and 9 p.m. Abbaszadeh said. “Batteries help us even that gap,” Abbaszadeh said. https://lnkd.in/gx39V-Pj #construction #development #sustainabledesign #design #energyconservation #sustainability

Eco-friendly housing is multifaceted, encompassing sustainable construction materials and methods, as well as green energy usage. Developers who only focus on one aspect will find their projects don't live up to targets or expectations. A new development in Fife will be entirely gas-free, relying on ground-source heat systems to support inhabitants. Ireland and Belgium could benefit from taking a similar approach. There should be no room for outdated or unsustainable energy sources in new builds if greener alternatives are available. #Sustainability #GreenEnergy #Construction #Housing
