Construction works to transform the Broad Walk area of #Harlow Town Centre will begin this month. After months of planning and the completion of detailed designs, project contractors, Conamar, have set up a construction compound in Market Square with invasive site investigations having recently taken place. The multi-million-pound regeneration of Broad Walk will create high-quality, welcoming spaces, including: · Complete repaving of Broad Walk, Cross Street and East Walk · Brand new LED lighting and CCTV provision · Street furniture · Introduction of much needed green, landscaped spaces to complement and continue existing landscaping within The Water Gardens. The scheme is funded through the Government’s Town Deals programme, forming part of Harlow’s Towns Fund programme. This phase marks a milestone in transforming Harlow Town Centre and supports the council’s aspirations to provide a high-quality and safe retail, leisure and residential destination at the heart of Harlow & Gilston Garden Town (HGGT). Construction work will begin at the end of September, starting with Cross Street. The scheme will be delivered in phases working at The Water Gardens end of Broad Walk first, working north, finishing at Market Square. The scheme will take 12 – 18 months and businesses will be operating as usual, with pedestrian access always maintained during opening hours. Councillor Dan Swords, Leader of Harlow Council and Chair of HGGT’s Joint Committee, said: “This scheme will see the transformation of Broad Walk as the council gets ready to start another phase of rebuilding our town centre. “Important outdoor areas of the Town Centre will be transformed with green landscaping, new pavements and new street furniture to create a safer, brighter, more welcoming place for shoppers, visitors and potential investors. “This is all about putting the heart back into Harlow’s Town Centre and it’s just one part of the that we are rebuilding. “Work to transform the bus station and Terminus Street is well underway, plus work starts early next year on the new Arts and Cultural Quarter and plans will shortly be confirmed for the redevelopment of Market Square.” #regeneration #buses #towncentre #development #community #greeninfrastructure #environment #arts #retail #shopping #leisure #government #publicsector #construction #housing #essex #hertfordshire #eastherts #epping

Plymouth Community Homes has submitted plans to build 125 much-needed new #affordable homes in Southway 🏡 PCH plans to create 125 new, energy efficient affordable homes which will result in lower running costs and reduced energy bills for residents and include accessible and wheelchair standard homes. The scheme would include a mixture of 2, 3 & 4 bedroom detached and semi-detached homes as well as one-bedroom apartments. Of the 125 homes available for affordable rent, 81 properties will be made available for social rent for local people in housing need, and 44 homes will be offered for shared ownership purchase through SO Living. All homes would have access to amenity or garden space, with green communal spaces proposed for the apartments, coinciding with a blend of traditional and modern architectural elements throughout the development. Parking provision is also included in the scheme, with a total of 221 vehicle parking spaces, including 97 electric vehicle charging points, along with secure and covered cycle parking. Escondido Housing Project Replacing Former Hospital REAL ESTATE: Greystar Building $200M+ Marlowe Palomar Heights By Ray Huard ESCONDIDO – Construction is well under way on a housing project on the downtown Escondido site of the former Palomar Health hospital, which was demolished. Marlowe Palomar Heights by Greystar, a real estate company based in South Carolina, was originally planned by Integral Communities based in Newport Beach. Greystar took over the project in late 2021 after Integral Communities took it through permitting, said Raul Tamez, Greystar senior director of development for Southern California and Hawaii. Tamez declined to say what Marlowe Palomar Heights will cost, but Integral Communities estimated in 2021 that it would cost more than $200 million. As built by Greystar, Marlowe Pacific Heights is essentially the same as proposed by Integral Communities and designed by SummA Architecture based in Bonsai. The 13.84-arce site is among the most prominent in downtown Escondido, rising from street level up a gradually sloping hill at Valley Boulevard and Grand Ave. The project will have 258 apartments, some of which will be multi-level flats, and 162 three-story townhomes. The project also will have 10,000 square feet of commercial space, a rooftop deck designed for a restaurant in a 75-foot-tall tower at the edge of the property. Greystar has done a number of projects in San Diego County, including a $100 million, 20-story Bankers Hill apartment tower at 525 Olive St. that it built in partnership with St. Paul’s Episcopal Cathedral, which is adjacent to the apartment building. Tamez said that the company is changing its focus because it’s become too expensive to build any more towers. “Costs for high-rise construction have exceeded any other construction type to the point where rents cannot keep up with the level of construction costs,” Tamez said. “A lot of developers, Greystar being one of them, have put high-rise projects on hold.” Marlowe Palomar Heights is an example of Greystar’s shift in focus from building urban towers to mid-rise projects, Tamez said. https://lnkd.in/dhX628RE #construction #commercialrealestate #development #housing #apartments #townhomes #escondido #greystar

On June 26, New York City Housing Authority (NYCHA)'s Board approved a contract with Mega/Technico Joint Venture to renovate 1,668 apartments at Wyckoff Gardens and Gowanus Houses. This marks a significant step forward in the $216 million project funded by the 2022 Gowanus Neighborhood Plan. “These planned renovations are an investment in enhanced quality of life for over 3,700 Brooklyn residents at Wyckoff Gardens and Gowanus Houses,” said Deputy Mayor for Housing, Economic Development, and Workforce Maria Torres-Springer. #NYCHA is utilizing design-build project delivery, which improves coordination, shortens the procurement process, and ultimately saves money by awarding contracts to single entities for both design and construction work. The renovations will include kitchen and bathroom upgrades, hazardous material abatement, and heating optimization, with a focus on resident input and minimal disruption.
