'Reining in insurance costs will take a multipronged approach—short-term relief for the most financially stressed providers of affordable housing, medium-term policy prescriptions on the state and federal level, and a long-term plan to meaningfully tackle climate change. At the same time, state regulations governing insurance markets must be reformed to serve the interests of vulnerable consumers. State regulation “is ripe for reform,” says Heller. “But reform takes guts, and it takes time. The government moves slow, and this is a very urgent problem.' Thanks Franklin Schneider and Shelterforce for this piece explaining how the insurance market mess is impacting affordable housing. Been seeing a lot of articles about the impact to home owners, which is tremendous, but very few discussing the existential threat this is causing for affordable housing developers.

Story on insurance's negative impact on housing affordability. This Los Angeles Times Editorial highlights a crisis at hand. At a time when California has been trying to fast-track affordable housing, affordable housing providers have to consider reducing staff and services at their properties, delay maintenance or, even possibly closing buildings? Holly Benson, Abode’s president and chief executive is reporting Abode paid $561 per unit for liability and property coverage. "When Abode renewed its policy in January, the annual premium jumped to $1,947 per unit." There is no question that the cost of providing homeowners insurance is rising fast. Driven by higher costs (materials, labor etc) and more residential properties are being built every day. This article is a great overview but make no mistake New Jersey’s homeowners insurance market is approaching an availability crisis.
