Wow. We knew we had a solid deal under LOI but weren’t expecting this feedback from lenders. LTV constrained and not DSCR constrained. Quotes ranging from 70%-80% LTV. Projected LP returns ranging from 16%-21% IRR, AAR in the mid 30% range. I have not seen a deal like this in awhile. Stay tuned for a future announcement and more details. We've hit a milestone at Gray Capital as we have distributed more than $5.7M in regular (non-capital event) distributions to investors for 2023 performance! Q4 distributions and reports are scheduled to be sent tomorrow totaling over $1.5M in regular (non-capital event) distributions! If you're a Gray Capital investor, tomorrow is (passive) pay day! (Ask about the Class A Core+ deal distributing 18% annualized and has distributed 15% YTD!) All assets are cash-flowing, all deals and fund members are receiving a distribution. Also, we've never had to issue a capital call and have no need to do so in the future. All that good stuff being said - we're not perfect and neither is our portfolio. We've missed quite a few projections for 2023 performance. Specifically, we had projected that we could be distributing close to 7% to our B-unit "growth" investors in The Gray Fund - unfortunately YTD returns are only 2% due to cash being eaten up by rate cap escrows, higher expenses, and slower growth. From John Sage: Palmer Square Capital BDC Inc., a type of private lender known as a business development company, went public on Wednesday, and three other BDCs have filed in January to do the same. Firms are streaming into the market after valuations for BDCs have surged in recent months, bringing the first notable public offerings in the space in about two years.
