We see them all over...why are there suddenly so many car washes? "There are twice as many car wash outlets as McDonalds and Starbucks locations combined." In the City of Westminster, my partner and I are currently securing entitlements for an express car wash, with 120' tunnel, 24 vacuum stalls, EV capability, we plan to ground lease to a national operator. Investor interest in the Puget Sound industrial market remains strong as a Kirkland warehouse changes hands. The property, located at 12530 135th Ave. NE, totaling 30,000 sq ft, was purchased for $10 million (about $333 per sq ft) by an entity connected to the Lee Johnson Auto Group, known for their Seattle-area car dealerships. The seller was linked to Richard and Becky Budke. This 2.1-acre site sits in a mixed-use area, surrounded by businesses including car dealerships and storage facilities. Lee Johnson's continued activity in the region is evident, as they also acquired a former Seattle Times office property in Bothell in 2021. This 22,442 sq ft building, on over 7.2 acres, sold for $10 million (about $445 per sq ft). The Seattle industrial market saw substantial growth in Q3 2023, with Pierce County contributing significantly. Car wash operators and investors will be closely watching bellwethers, Mister Car Wash and Driven Brands Inc., earnings announcements this week. At Rinsed, we took a look at how the 1,800 car locations around the country we serve compared with the reported same-store results for MCW and DRVN over the past 24 months. After a tough first half of the year, driven by poor retail volumes, we saw an uptick in the 3rd quarter, with same-store sales (for locations open at least 12 months) up +8.3% YoY. Given the negative growth for the public comps in the first half of the year (and the associated multiple compression), it will be interesting to see earnings results this week.
