𝗖𝗼𝗺𝗺𝗲𝗿𝗰𝗶𝗮𝗹 𝗥𝗲𝗮𝗹 𝗘𝘀𝘁𝗮𝘁𝗲 𝗨𝗽𝗱𝗮𝘁𝗲 - 𝗤𝟮 𝟮𝟬𝟮𝟰 In Q2, commercial real estate capital markets started to recover; transaction volume trended up, financing costs improved, and asset values started to stabilize in select sectors.¹ Nearly all traditional and alternative property types reported positive quarterly total return performance (𝘍𝘪𝘨𝘶𝘳𝘦 1).² Looking ahead in 2H 2024, it is likely we may see further improvement in overall liquidity and deal flow. A sustained rebound in pricing is largely dependent on the Federal Reserve’s anticipated interest rate pivot. In our latest viewpoint we look at cap rates (I remember having many discussions with Aaron Hussein on the different approaches to look at cap rates over 2023). There are several ways the industry looks at capitalization rates (cap rates) for commercial properties. Comparing them considering the current generational shift in cap rates is helpful for understanding pricing. We estimate what cap rates could be at the sector level using four different methods and compare these with our CBRE Econometric Advisors (CBRE EA) cap rates. The market values of office and retail properties, in particular, have declined considerably over the past several years, and credit risk among S&P Global Ratings-rated #CMBS has risen in conjunction with the pressure in CRE markets.
