Let’s do some basic math on the Liberal promise of 3.87 million new homes by 2031. Let’s assume that target is met by December 31, 2031. Including today (May 29th) that makes 2772 days to build those homes (2028 is a leap year). Dividing 3.87 million by 2772 days shows that 1396 new homes PER DAY would need to be built from now until the end of 2031. On a monthly basis, that would mean adding 42,465 new homes - basically a small city - each month for the next 7+ years. Annualized, that means an additional 509,578 residences - a decent sized city - every year. Does anyone think these numbers are remotely realistic? All I can say is they better get started on the permitting process…

This is worth watching for communities like Boise, as we contemplate the road ahead with more flexible zoning. How will we create practical incentives for homeowners or local builders and small-scale local developers? It's worth taking notes on the experience of other communities looking to expand 'missing middle' capacity. Zoning change is one of four basic approaches to make housing seem 'affordable' to renters or home buyers: 1. Increase wages indefinitely to subsidize real estate speculation; this in turn fuels overall inflation in goods and services, with costs passed on to employers and consumers. 2. Use taxes to subsidize those employer and consumer costs—through housing choice vouchers, land donations, and development incentives that keep rents low for essential workers (who do not earn a living wage). We’re used to this for commodities like corn, oil, sugar, or potatoes. Costs are shared by all taxpayers to reduce prices at the point of sale. 3. Re-imagine housing, since many Americans are choosing more affordable lifestyles and thinking differently about their housing needs. For some, small-footprint residential options—cottage homes, ADUs, Tiny Homes (on foundations or wheels), courtyard apartments, residential hotels, etc.—are the answer. For others, expanding the definition of household to include housing cooperatives and Home Share models (that reduce costs and create a sense of community) works best. Housing has never been a ‘one -size-fits-all' proposition. 4. Eliminate low-density zoning and policies that exclude the distribution of diverse housing types and price points throughout our neighborhoods and community. Allowing modest density by right means local developers are able to create small-footprint, modest density residential without the delays and cost overruns created by NIMBY. This allows essential workers to ‘rent local,’ which keeps their wages and incomes circulating in the local economy. Thanks to Brock for sharing this. We all hope to see meaningful change in our housing landscape; it will take some trial and error to learn what works best in Boise. One of the things I appreciate about this video is that it accurately portrays the reality of developing "missing middle housing" - it does not happen overnight. For those concerned that legalizing townhomes, duplexes, multiplexes, and similar housing options will drastically alter the character of their neighborhood overnight, this is not the case. In reality, the development of missing middle housing is a gradual and practical process that occurs over time. #zoningreform #missingmiddlehousing #communityconversations #localpolicy

Premier, while there is sufficient metropolitan land in Adelaide, the availability of zoned land near existing transport infrastructure for inclusive, quality mid-rise apartments and townhouses within walking distance of serviced land remains a challenge. Additionally, there needs to be more social responsibility to allocate a fair percentage of surplus State and local Government land sold for residential use to affordable housing. Despite not having an economics degree (or any degree), I have a proven track record spanning decades of demonstrating social responsibility by voluntarily setting aside 30% to 50% of vacant land won at either State or Local Government tenders in major urban projects in Metropolitan Adelaide for affordable housing, without any mandatory requirements. #socialresponsibility #HarropFactor.

A great video here summarising the current state of the SA housing market. No political biases associated with this post, just some cold hard facts! A very wise and motivated man said we are in the midst of 3 crises in SA: A land crisis, an established homes crisis, and a rental crisis. Each of the 3 are fundamentally linked to eachother, and our Premier references a key barrier to solving all 3: water. At present, SA Water has insufficient infrastructure to facilitate the quantity of land releases required to allow for enough homes to be built to cool down the established housing market in SA, as well as provide enough vacant properties available for the rental market. This is a critical issue in SA, and while this continues to pose an issue, and with other factors such as our unemployment rate being the lowest in the country, high rates of both internal and international immigration, and large multinational corporations setting up business in our great state, my outlook on the SA housing market is bullish over the next 2-3 years. For home buyers, this fundamentally means that the best time to buy is now. There are a number of key ways to enter the market with less barriers to entry: - Utilising the brilliant array of products available with HomeStart, such as the 2% Deposit Graduate loan, and the Shared Equity Option - Finding an affordable housing option through HomeSeeker SA (with the help of HomeStart) - Utilising a family guarantee to eliminate deposit shortfalls and lender's mortgage insurance - Accessing a property share arrangement with a sibling (think yellow and orange on this one 😉) - Purchasing as an investment FIRST, and moving in once it becomes practically affordable - Accessing the First Home Guarantee Scheme with as little as a 5% deposit Although the rhetoric in the media and in 7 News comment sections on Facebook tends to be ultra negative and pessimistic, I still wholeheartedly believe that there is value to be found in our great state - we just need to think more laterally. This might mean living slightly further from the CBD than you were initially hoping. Want my advice on having to relocate to enter the housing market? My answer is simple: invest heavily into an awesome Spotify playlist, or jump on a riveting Podcast 😉🙌
