The subject property is a 21,944-square-foot single-tenant office building to be occupied by a start-up company. As the tenant is a start-up (no credit, no strong guarantors, no track record), this deal was underwritten on the strength of the guarantor. The start-up tenant will take 100% of a previously vacant building. Financed with bank execution, providing its borrower with up to a 60% LTV, five-year loan term on a 25-year amortization. Our team closed a Freddie Mac SBL multifamily refinance for an existing client and active apartment investor. We were able to push final loan proceeds higher than expected in order to pay off a 1st and 2nd trust deed and avoid cash-in. We actually ended up with some cash-out. 62 Multifamily properties sold in Q3 2024 in DFW..... 50% went agency (Fannie/Freddie); More would have gone agency if larger deals weren't done 100% cash. 50% of the agency loans went with a 5 year term. Why agency and why 5 year loan terms? 1) Bridge is still expensive. SOFR + 3% is still 8%, hard to make 5-6% cap rates work at this rate. 2) Rates feel high....for anyone in the business the last 10+ years have seen interest rates in the 4-5% range not the 5-7% range so investors want the flexibility to refinance or sale without a large prepayment penalty. 3) Majority of sales have not been distressed, they have been stabilized Class A deals that institutional equity is buying. Our big strategy for Real Estate is to refinance out our initial investment a few years after ownership and still own the building with $0 left in the deal!!! Heres how it works Purchase $1M down payment $200k repairs $200k All in $1.2M All in investment $400k with the repairs we are able to increase rents and thus increase the value of the building to $1.8M in 2 yrs now that building is appraised at $1.8M we get a new loan at 70% LTV = $1,260,000 meaning we can get a loan for that much So we would essentially get $460k cash out at refinance! We still own the building the rent covers the debt and then some and we have all our original investment back in our bank accounts and ready for the next deal and do it all over again! Ive done this several times sometimes we get 100% of our capital back sometimes its 70-80% of original investment but still a big win! with 20% equity left in the deal the cash flow is like 30-40% cash on cash ROI! Commercial real estate owners Robby Fender, Kimberley Fender and Bryan Campo have nabbed $28.2 million of bridge debt from Dwight Mortgage Trust, the real estate investment trust affiliate of Dwight Capital, to refinance a newly renovated multifamily asset in Tulsa, Oklahoma. The deal, which was originated by Dwight’s Brandon Baksh (pictured, top) and Evan Fromen (pictured, bottom), refinanced existing debt on the property and also funded remaining renovations and required escrows.
