Reflecting on my college days, the largest student housing property was about 500 beds, and it was the place to be! Despite being a little further out, everyone wanted to live there, possibly due to FO-MO or because it offered the best amenities. Fast forward 10 years, and the student housing landscape has evolved significantly. Those students have it MADE! Reading more into this article, I lean towards the “sweet spot” for off-campus development settling into the 400-to-600-bed range because, as Ms. Fitts wisely noted, “those are more realistic to fill. You have to know you have the demand to fill your housing. The economics have to work.” However, the idea of large properties with up to 2500 + beds could become more popular as we adapt to changing demands and preferences. At a university level, several schools continue to report ultra-strong pre-lease readings, including University of Mississippi (in a welcomed turn of events from its recent past), University of Tennessee, Knoxville, Appalachian State University, Purdue University, Virginia Tech and James Madison University. Meanwhile, two University of California schools – Sacramento and Fresno – reported pre-lease readings below 40% as of March. Ole Miss and Tennessee also reported the strongest annual rent growth in the nation, both at over 20% as of March. About 18 other schools posted annual rent growth between 10% and 15% as of March, including the universities of University of Virginia, University of Kentucky, University of Arkansas, University of Wyoming, University of Delaware, Univeristy Of Arizona and University of Oklahoma, as well as Clemson University and Purdue. #studenthousing #growth #rentalrates https://lnkd.in/gQjaU4yt

According to Joshua Glanzer, freshman and sophomore students are prioritized for on-campus housing, as studies have shown that on-campus living aids in a smooth transition from high school to college. He says this is Florida Atlantic University third year of housing waitlists due to an influx in on-campus housing applications and a limited supply of affordable local housing. “We understand the local market has made off-campus living a challenge for students and their families, and we are in the process of seeking approval to build more university housing,” Glanzer said. “This is a complex permitting and building process, and the earliest this will be completed is the fall of 2026.
