🏗️ Project Update: St George's Island Facade & Balconies Remediation 📢 We're delighted to announce that our remediation project at St George's Island, Manchester, has reached a significant milestone – 3 of the 5 blocks are now completed and fully upgraded with compliant facades and balconies, enhancing safety for residents and adding value to the buildings for the property owners. Mass Timber and Fire Safe Design do not need to be mutually exclusive. In recent years, the construction industry has seen a surge in interest in mass timber as an innovative and sustainable building material. Fire safety is crucial, so how can we ensure that large scale timber buildings are fire-safe? Have you considered using mass timber and wondered what fire safety measures should be provided, and looked for a starting point? 🤔 🔥 We are delighted to share our risk-based guide to help fire safety engineers, clients and other stakeholders exploring the use of mass timber answer essential early stage questions, such as: • Can all of the mass timber remain exposed, or is encapsulation required (and if so, how much)? • Is a single-stair building compatible with mass timber construction? • Should mass timber be used within external walls? The guide draws on decades of experience within Arup both researching and designing fire safe mass timber structures. Problem solving at Cannan Lane ⬇️ Today, we're throwing it back to our work transforming the site of former public conveniences in the Morningside area of Edinburgh into a new five storey residential building, with a natural sandstone facade. The site's location and our choice of construction materials were both key considerations that required careful thought and planning to make this regeneration project a success. Take a closer look at how we tackled these challenges below... 📍 Project: Canaan Lane 🤝 Client: Rennick Property (Andrew Rennick) 🤔 Issue: Derelict public toilets on site of potential new homes in highly populated area of Edinburgh. Challenging site with a tenement on one side and new build house on the other - access was a key issue. Challenges of working with timber is the initial shrinkage and the design team had to carefully consider the detailing prior to the build. 💡 Solution: Demolishing toilets. Creating a five-storey apartment block which (unusually) was constructed from a timber frame. Detailed planning had to be taken to manage site access issues and potential disruption. Australia's National Construction Code is set for significant change in 2025. The NCC 2025 Public Comment Draft will be released on May 1 and will propose significant building code changes in six areas. A summary of the changes can be seen in the article below, which is based on an interview which I conducted with Australian Building Codes Board CEO Gary Rake last week.
