‘’Breaking down a construction project in 30 seconds” The most concise description I’ve ever encountered. Kudos Bhragan Paramanantham First, a Developer buys land or an existing piece of real estate. He/she then needs to hire Designers (architects and engineers to design the project) and Contractors (first a General Contractor, who then hires subcontractors, to build the project per the Designer’s designs). Once hired, the Designers deliver to the Developer the (i) Drawings, or the graphical depictions of what is to be built in a project, and (ii) Specifications, or written documents detailing the work and workmanship required for the features displayed in the drawings–including building code compliance and requirements. The General Contractor (GC) bids on the project based on the Designer’s documents and will be responsible for delivering the project on budget and on time. The GC will do this by hiring specialized subcontractors (e.g., electricians. plumbers), managing suppliers and materials, and working with Developers to report on and solve for inevitable changes in cost, scope and time.
