Did you know around 1/3 of your "new build" energy demand is purely down to air leakage? 🥶 Everyone seems to only talk about air and weathertightness in relation to passive house or enerphit project; but it's incredibly important for every project! This morning, it’s -3°C outside where I live, and if your new build home has an airtightness of 5 m3/(h·m2) @ 50Pa (the average for a new build house in Scotland) - then up to 1/3 of your energy demand for the building is purely down to air leakage through gaps at your windows / floors / roof etc! That is CRAZY to me - not to mention it's currently costing me around £200 a month to heat my own home! Think how much better our homes would be if we designed even down to an airtightness level of 1?! And let me tell you, it's not that difficult to build airtight! One of the things I love about my role at SIGA is being part of a company that actually manufactures the products we talk about. Because we design and produce our own membranes and tapes, we are in full control of what we develop; and we know what works in the real world through constant feedback from contractors and installers. On top of that, I spend a lot of time working directly with architects to overmark details and recommend practical solutions for air and weathertightness challenges; and also with contractors to actually stand on site and work out the most efficient way to seal the envelope and protect the insulation to ensure that it performs to it's stated value. If you’re working on a project and want to explore how to make your designs more energy-efficient, drop me a message - I’m happy to help. 📞 Call me: 07771141319 📧 Email: Connor.Steven@siga.swiss 💬 Message me here on LinkedIn #Airtightness #Weathertightness #EnergyEfficiency #Sustainability #Architecture #SIGA #CPD #Construction

How to manage challenging terrains When it comes to building on tricky sites—like steep hills or scenic beach spots—efficiency and precision are everything. Here's how we did it for our project at 1506 Wye River, Victoria: Nestled along the breathtaking Great Ocean Road, this project was built on a sloping hill overlooking the ocean—a dream location, but one that demands the right structural solutions. We used our light gauge steel frames, including a robust subfloor system, to deliver: ✅ Strength and Stability: Designed to handle uneven and challenging terrain effortlessly. ✅ Faster Installation: Our frames are precision-engineered for quicker assembly, keeping timelines on track. ✅ Weather Resistance: Perfect for coastal builds, where durability is key. At M Modular, we understand the unique demands of building in Australia’s most stunning (and challenging) locations. Whether it's a beachside haven or a mountain retreat, our light gauge steel frames provide the reliability and efficiency you need to scale your projects seamlessly. Ready to simplify your builds on complex sites? Let’s chat and explore how our frames can support your next big project. Drop us a message! #construction #builders #mmodular

PASSIVHAUS updates... AIRTIGHTNESS! Draughty homes are not something we should be accept in contemporary construction. There are many disadvantages of air flowing in through joints and gaps in the building envelope. A lot of building damage is caused by air leaks, sound insulation is reduced, drafts are uncomfortable for residents and there is a lot of heat loss. So Passivhaus requires super airtight construction, rigorously tested at the final build. Here we can see the airtightness membrane at our Passivhaus project in SE London, taken over the floor and lapping onto the walls where the membrane will eventually continue up the walls and over the roof.... #passivhaus
