I am in due diligence on a vacant 40,000 square foot office building. Foundation, exterior walls, and floors are solid. Price is listed at 500k. I see the cost at 12$ per square foot, and I know it would cost at least 4-5x to build it new out of the ground to the point we would clear it for conversion. When you looks at purchasing a property and converting it to a different use, what makes the building most attractive?
