Plans for an office complex near Forsyth Park advanced after receiving zoning approval from the MPC. The project at West Park Avenue and Whitaker Street will replace the Sterling Seacrest site with a multi-story building and underground parking. The rezoning allows for a larger building footprint and height. Despite neighborhood opposition, the Victorian Neighborhood Association supports the project. The design will next go before the Historic Preservation Commission. ___ #neillrealtygroup #annmarieneilldeals #realtyonegroupinclusion #realestate #savannahga #forsythpark #savannahdevelopment #officecomplex #realestatenews #savannahga #commercialrealestate #zoningchanges #urbanplanning #historicpreservation #savannahprojects

The Missing Middle... It’s clear that there is a pressing need for more housing options to accommodate our increasingly diverse population. We must introduce changes to R2 and R3 zones to foster vibrant communities that offer better access to transportation, open spaces, and retail. Emphasising good placemaking and prioritising housing near public transport are crucial steps. This is an issue that affects regions and cities across NSW. Let’s work together to create richer, more inclusive communities through diverse housing options... A great solution for those willing to think outside the box.
With space at a premium, especially in cities, rooftop development – building new homes on top of existing buildings as part of regeneration – provides a cost effective and sustainable option for creating the new homes that are so desperately needed. But while building upwards has the potential to create thousands of homes, not every location can accommodate a rooftop development. So, how do you identify suitable sites and how can Pretium’s Rooftop Development Framework, developed with Contracting Authority Watford Community Housing support you through the process? Dean Wincott and David Gatehouse of Langley Structures Ltd – supplier on Lot 1 (design and installation of superstructures) of our Rooftop Development Framework – talk about how to identify suitable sites in our latest blog. 🇺🇸 Preserving the Past While Building the Future: The Case of Windermere, FL Windermere, a charming town in the heart of Orange County, Florida, is a community rich in history, spanning 135 years. With approximately 3,112 residents, a median age of 52.7 years, and a median household income of $156,042, the town reflects a mature, established, and thriving community. One fascinating aspect of Windermere is that many streets in its downtown area remain unpaved. This isn’t due to a lack of infrastructure but rather a conscious choice by residents to preserve the town’s historical charm. These dirt roads stand as a tangible reminder of Windermere’s origins, creating an atmosphere that blends tradition and authenticity. For real estate developers, cases like Windermere highlight the importance of a thoughtful and respectful approach when planning projects in any community. It’s not just about building; it’s about adding value. Every town has its own culture, history, and specific characteristics that must be understood and respected. In Windermere, this means planning developments that seamlessly integrate into the existing historical and cultural fabric. This approach not only preserves the town’s legacy but also promotes sustainable growth, ensuring that development aligns with the community’s values and expectations. Windermere’s story reminds us that real estate development is about more than just land and numbers—it’s about people, places, and the preservation of identities. #UrbanPlanning #RealEstateDevelopment #Sustainability #LocalCulture #Architecture #CommunityDevelopment
