He's free opportunities to save money on your stamp duty #1 if the property could be deemed to be uninhabitable. So perhaps there's a lack of services or the services are in disrepair. So the electricity, the heating or the water supply, or maybe there's some asbestos or something else that can make that property uninhabitable. Just make sure you get evidence it surveyors report repairs, photographs so that you can put that in when you put in your claim for stamp duty relief or to claim your stamp duty back #2 if you are buying property from the estate of a personal representative of deceased. Individual and you're buying and selling that property I if you're buying probate property doing it up and flipping it, then you can qualify under SDLT M 24010 for a stamp duty relief. But make sure you read the criteria for that relief. But that's an incredible one for those that are out there flipping properties and bringing them back onto the market #3 if you're buying a property where that property is currently owned by a limited company, you can buy the shares of the company that owns the property rather than buying the property itself. So for example, if I was buying a 400. And property, it might cost me somewhere in the region of 19,500 to buy that property. Whereas if I buy the shares of the company that owns the property, my stamp duty is only gonna be about 2000 lbs because it's only nought .5% to buy shares rather than the 3% plus the stamp duty rate to buy the actual property.
