In a previous post, (about a year ago) I posed the question "How much will a boundary survey cost?" Other factors should include timeframe, complexity of the survey, accessibility, and overall value. Cost refers to the monetary expense , while value refers to the perceived benefit or worth provided. Cost is objective and measurable, while value is subjective and can vary from person to person. In simple terms, cost is what you pay, while value is what you get in return. As land surveyors, we should be communicating with our clients regularly throughout the project. This avoids misunderstandings, arguments about scope, and ensures the client is informed of project timelines and progress. Are you getting a valuable service/product when you hire a land surveyor? Is your land surveyor a valued member of your project team ? When considering whether to hire a surveyor or purchase your own surveying equipment, it’s important to think through all of your avenues. So what should you consider when weighing up your choices? Here are 3 common misconceptions around Land Surveying to keep in mind 👇 1️⃣ The fencing around your property is the property line. Although in the majority of instances, this is correct and fences were erected based on assumed property lines, it isn't always true. To attain absolute certainty, it is imperative to enlist the expertise of a qualified land surveyor. 2️⃣ If the land has already been surveyed years ago then it doesn't need to be surveyed again. Getting your land resurveyed can lead to different findings, and this can be helpful if you're unsure about the accuracy of the old survey. Hiring a land surveyor for a new survey comes with the benefit of using modern technology, which gives more precise and reliable results. 3️⃣ It is possible to construct on my land without a survey. You might believe you know where your property boundaries lie, but are you certain? If you decide to build without a survey and inadvertently encroach on neighbouring land, the repercussions could be substantial. Land surveyor working hard to facilitate smooth real estate transactions, land development projects, and large infrastructure projects in Central California and Western Nevada.
A couple of years ago I wrote an article about the land surveyor's role as a private land planner. I hoped the article would be the first in a series to facilitate understanding between land surveyors and land developers (one one side of the counter) and public land planners (or land use regulators) on the other side of the counter. I never wrote a second article for the series. I'd like to do that this summer. I need your help! Do you need to hire a Licensed Professional Land Surveyor? Many people call asking for a boundary survey of their property for a variety of reasons; building a fence, building a retaining wall, installing a driveway, or building a structure. Other reasons include disputes with neighbors, boundary lines are unknown, purchasing property or verifying building setbacks. Do all of these reasons require a boundary survey? Maybe, maybe not. If the project requires determining, establishing or defining property boundaries on the ground, the simple answer is yes. A good land surveyor will discuss the project with the client to get all the information for a couple of reasons 1) get a complete understanding of the needs, 2) be able to provide the client with a comprehensive scope and cost for the work to be completed. Questions should be asked by the surveyor and the client to ensure both parties understand the needs and requirements of the other party. The surveyor may ask questions like "what will the survey be used for?" "who is requiring the survey?" "has the property had a boundary survey completed in the past?" and "when does the survey need to be completed?" All these questions will help the surveyor understand the client's request and give the surveyor and opportunity to educate the client on the required steps the surveyor needs to complete for their specific project. The client should be very specific in their request for a survey and their timeframe for completion. Sometimes, after asking and answering these questions, the client and surveyor decide or realize a survey may not be required to accomplish what they need. In most cases, a survey will be required and the surveyor now has a better understanding of the client's needs and timeframe. The surveyor should rely on their experience and expertise of the area and let the client know if a survey will be required or not and should let the client know their opinion. A Land Surveyor is charged with protecting the safety, health, and welfare of the public by their licensing board. #professionallandsurveyor #surveyeastidaho #education
