According to the Woodworking Network State of the Industry survey, when respondents were asked to name the top three project types that grew the most this year as compared to 2022, closet systems, garage organization, and home offices came in first, second, and third, respectively. Don’t overbuild a house! This was my first real estate purchase. I bought a cosmetic fixer to customize it to my own liking. I originally wanted to put in hardwood floors and put this stone fireplace surround all the way up to the wall. I crunched the numbers, and spending the money didn’t make sense for what the house was worth. So I found alternatives and came up with a different theme to make my loft look good within a more reasonable budget. I got so many compliments on it still, and it appraised for higher than any other unit in the building! Always look at the value of the house to make sure you’re not throwing money away on renovations. It doesn’t make sense to spend more than what a house will be worth when you’re done. This is why I purchased this property for a 4.5% cap rate, which was more than market… The NOI was around $604K and the property was well located with a ton of upside potential. The main reason I was able to offer more was because I owned 300+ units in the area and I was able to operate the property a lot more efficiently. I didn’t have to add more staff to run the property and strategically purchasing these units made a lot of financial sense. On top of the efficiencies, and going through a lot of pain trying to get this deal back on track from prior ownership, there was more value to tap. All units were renovated with stone countertops, new cabinets, flooring, paint, and new fixtures throughout, which made the units easier to rent. Sometimes you don't have to spend a lot to create a valuable space for both the developer and the user. In this example we didn't even need to us the whole rooftop square footage but we were able take a simple paver and use it in a unique pattern, paired with a few strategically placed planters, some nice but durable furnishings and a little bit of outdoor lighting and you a really nice looking rooftop space that sells. This space is impressive to potential renters just to take in a city views from a comfortable chair and is a great value add amenity to the overall project when it comes time to sell/rent this multifamily out.
