If you know me, you know I am not afraid of a challenge. I frequently reframe it with the questions, “what’s the opportunity here or what is the universe trying to teach me today??” Might be (actually, most definitely IS) the student affairs professional in me. I know there are many challenges in higher education and campus housing, and not all can fit into one blog post. I see this conversation as fluid and these observations as a vehicle for developing MORE questions to ask and answer together. Be well!

This is a great article by Julie A. Leos, Ph.D. on how housing and residential education programs can adapt to better respond to concerns about cost and value.

The demand for student housing has skyrocketed in recent years, creating a prime opportunity for small-scale developers to step in. As the average expense of on-campus housing increases, so does the preference of students who want to live close to their schools. However, the market is currently failing to meet the demand. With this gap in market supply, small-scale developers who recognize the potential of student housing can cash in on an industry that continues to grow. Learn how you can capitalize on the demand for student housing. ➡️ https://lnkd.in/gdXKzqtD... #studenthousing #residentialdevelopers #plannedcommunities

3 Reasons Why Student Housing Can Be Highly Profitable As we near the end of another school year, our team has spent more time looking at the student housing industry. Our latest blog post explores the key factors that make student housing a very profitable venture. Here are 3 of the top reasons why: High and Growing Demand: With the student population continuously increasing, especially driven by the boom in international students, the demand for purpose-built, conveniently located student housing remains extremely high. This steady flow of residents makes student housing an enticing investment. Economic Resilience: Student housing has shown resilience even during economic downturns, as students continue to require accommodation near their educational institutions. The essential nature of student housing helps insulate it from broader market fluctuations. Flexible Lease Terms: Unlike traditional rental properties, student housing often offers shorter, more flexible lease terms aligned with academic calendars. This allows landlords to rapidly adjust to changes in demand and maximize occupancy rates. Given these characteristics, it's no surprise that top real estate investors and developers have been increasingly turning their attention to the student housing market. Here is my tiny contribution to the Accord spam going around at the moment: the 'affordability' of student housing (called for on page 187 of the PDF version) should be pegged to student incomes. For 20 years, student housing has been able to be deemed 'affordable' as long as it was marginally less expensive (like 10-25% less) than the most expensive nearby alternatives, which are often luxury products. This kind of measurement is simply a type of availability bias and it's not the threshold for 'affordability'. Instead, the true test is whether a student can pay for it within a reasonable and informed estimate of their income. By this standard, the amount of affordable student housing supply in our capital cities is extremely small and deeply concerning. As university and government leaders look to create more affordable housing stock, I hope they take the high road and use % of student income as their measure of affordability!

The University of Tennessee is getting a new seven-story development, and UC Davis plans a new residence hall to address low housing availability. These projects highlight ongoing demand and opportunities in student housing. 💡 Tech & Innovation - Embracing technology is key to staying competitive.
