Deal of the month goes out to 24-26-26.5 Callender St in Cambridge. A set of two 2-families in the Riverside area of Cambridge which were priced at $3M and sold for a lowly $2.2M or $550k per unit. Reasons I like it --> The two 1-bed/1-bath units are typically very easy to rent with low days on market. The 3-bed/2-bath and 3-bed/2.5-bath units typically have very high rents for this part of Cambridge and reduced turn over. This part of Cambridge generally has a large qualified tenant pool with high demand. Rents and property values consistently increase in this area. Cambridge has extremely low property tax rates compared to the rest of MA, reducing annual expenses significantly. All units are relatively updated. There are 4 off-street parking spaces which is a rarity for this part of Cambridge. The layout looks great and there are nicely sized bedrooms throughout.
