This AC unit needs improvement. The outside condenser coil fins are dirty and need to be cleaned to prevent over heating and improve efficiency; cleaning is suggested annually. Freeze Tip Video: 1. Only let water run for a sink that is on an outside wall or one that is prone to freezing. Never leave a running faucet unattended. 2. Open cabinet doors for faucets on outside walls. 3. Check the sump pump to make sure that the water is getting pumped out of the house. Discharge lines can freeze in this type of weather. 4. Know where the main water shut-off is in case of an emergency such as a burst water line. 5. Don't use a torch to thaw out frozen water lines!!! 6. If shoveling the snow for the driveway, DON'T leave the garage door up with sub-zero temperatures.

In case you haven’t already heard, much colder weather is on its way to North Texas! Sunday night, Monday, and Tuesday expect temperatures to drop into the teens and 20s. Here’s how you can prepare your home for freezing weather: Turn your sprinkler system off to prevent icy sidewalks, driveways and streets. Disconnect water hoses from outside faucets and use insulated faucet covers. Make sure pipes in unheated parts of your home are insulated (garage, crawl spaces, attic). If you have a faucet in your home located near an outside wall, open cabinet doors under sinks to allow exposure to warm air. Know where your main water shut-off valve is, in case a pipe breaks and it’s necessary to turn water off in a hurry. Check this valve now to make sure it is working. If you are out of town, consider turning the water off at the meter and draining the faucets. During prolonged freezes, open cabinet doors under sinks to allow exposure to warm air. Find the faucet farthest from the main water line and allow it to drip water at a very slow rate in order to keep water moving through the pipes. Keep extra drinking water on hand in case of a main break or frozen pipe cuts off your water supply. If we end up without power, keep some duraflame logs available for your fireplace to keep your family warm as well as extra blankets for snuggling. With the upcoming cold weather, I wanted to remind everyone to take the appropriate precautions. Here are some good tips to keep in mind: Prepare your property to keep out the cold with insulation, caulking, and weather stripping. • Wrap pipes with insulation to keep them from freezing. • Close outdoor vents to prevent cold exterior air from penetrating indoors. • Keep interior doors open to allow heat to circulate throughout the building more efficiently. • Let cold water trickle out of faucets in unheated areas or where pipes run on an exterior wall, as this can help relieve any pressure building from the ice inside a pipe. • Install water alarms in areas that are at risk of water damage such as under sinks, near water heaters and refrigerators, behind toilets, or next to washing machines.
