Miami International Holdings (Miax) is set to launch its Miax Sapphire exchange at 545 Wyn in Wynwood, Miami, marking the area’s first securities facility. This move symbolizes the shift in financial business towards Florida. Miami has risen to become the East Coast’s second-largest international financial hub, ranking 24th globally and seventh nationally. Miax aims to establish the first national securities exchange in Miami, with physical trading expected in the second half of 2024. The company’s fourth national securities exchange emphasizes Miami’s growing prominence. Wynwood, Miami, has undergone rapid development, driven by population growth and corporate relocations. Developers are building new offices, luxury condos, and apartments. Among notable tenants at 545 Wyn are Sony Music and PwC. The vibrant neighborhood also houses companies like Thoma Bravo and WeWork’s successful Wynwood Garage site. This influx of businesses has boosted office occupancy and maintained high rents, with spaces in Wynwood commanding $75 per square foot. Miami’s conducive business environment, favorable tax conditions, and global financial center status influenced Miami International’s decision to build a next-gen trading floor in the area. The move solidifies the region’s standing as a global financial destination, according to Miami-Dade County Mayor Daniella Levine Cava. 545 Wyn, completed in 2020, offers 270,000 square feet of office space, retail space, and amenities such as a fitness center and pedestrian-only paseo park. The project was financed by an $81 million construction loan from Bank OZK. The highlight of my week was attending the annual Chapman Barrigan real estate lecture at Goldman Sachs London HQ, given by QuadReal Property Group EVP research Rosemary Feenan. Rosemary is a research legend and followed in the footsteps of an A list of speakers in giving the 10th lecture in a series that acts as a fitting memorial to late property doyennes Honor Chapman and Trish Barrigan. `London Outside In - An Investor's Perspective' was Rosemary's theme, sourced from detailed interviews with some of the world's biggest property investors. Rosemary's conclusion is that London has six `Imperatives', targeted at policy makers and the industry itself: - Improve transport infrastructure and digital connectivity - Invite: work with the industry to attract more international capital into London - Install new models of developer and investor partnerships - Innovate and encourage real estate to adapt to modern trends - Invest in productivity - Increase housing supply - Incentivise: institutional investors with new fiscal tools One point Rosemary made struck me: that from 1990 to 1995 London wasn't great: Canary Wharf was in trouble among other major developments, and it was a grind overall to emerge from the late 1980s crash. Cue a dramatic revival culminating in the 2012 Olympics and the city was - and remains - a world leader in most ways. Being born and having lived in London all my life, I can only agree. There’s something I pride myself on. 👇 Finding the safest income investments on the market. Here are a few you should be considering… As regular followers will know, REITs are companies that own income-producing real estate. By law, they must pay at least 90% of their taxable income to shareholders. That’s why REITs are one of our favorite ways to add rising streams of income to your portfolio. The average age of buildings owned by office REITs is about 34 years Many of those could struggle to retain tenants as their leases expire. But here are three names with newer, more modern portfolios that should be on your radar. ✅ Boston Properties (BXP) This company owns properties located in the gateway markets along the East and West coasts in large cities. BXP has an average portfolio age of 15 years and in 2023, its properties were 90% leased. ✅ Cousins Properties (CUZ) Owns a portfolio of offices across the sunbelt in cities like Atlanta, Austin, Tampa, and Phoenix. As of 2023, the average age of its offices is 19 years, and 91% are leased. ✅ Highwood Properties (HIW) HIW owns offices in many sunbelt states including Raleigh, Nashville, Atlanta, Tampa, Charlotte, and Dallas. The average age of its buildings is 20 years and in 2023, its portfolio is 89% occupied. The truth is, there will be winners and losers as the office sector continues to change, so stick to the quality names with portfolios of modern properties.
