Birmingham City Council is leading the way in social housing transformation with an ambitious goal: retrofitting over 2,000 council homes by September 2025! With 550 homes already upgraded, this initiative is creating a lasting impact for residents and the environment. What’s changing? 🔋 Solar panels: Empowering residents to generate their own electricity. 🌡️ Insulation: Keeping homes cozy year-round and reducing heating costs. 💨 Ventilation systems: Ensuring healthy airflow, tackling damp and mold issues. 💡 Results That Matter: Homes now boast Energy Performance Certificate (EPC) ratings of C or higher—some reaching the top standard of A! This means significant energy savings for residents, with many cutting bills by over 50%. Tenant Susan Leicester shared her experience: Since the retrofit, my energy bills dropped from £70 to £30 a month. I’m using the savings to improve my garden for family BBQs! Bigger Picture Impact: ✅ Saving ~2.5 tonnes of CO2 per home annually. ✅ Helping tenants save up to £1,100 a year on energy bills. ✅ Moving closer to Birmingham’s net-zero carbon emissions goals. This project, part-funded by the Social Housing Decarbonisation Fund and delivered in partnership with Equans, is a shining example of how we can create greener communities and improve lives simultaneously. 🔗 Looking ahead: With a commitment to invest £1.4 billion over the next 8 years, Birmingham is making bold strides to ensure every council home meets the Decent Home Standard. 🙌 A Greener, Brighter Future Awaits! Decarbonising Community Housing at Scale 🏘️🔋   Urbis is proud to announce the completion of two ground-breaking reports for the Community Housing Industry Association NSW (CHIA NSW) on the decarbonisation of the community housing sector. These reports provide a comprehensive analysis of the costs, benefits, and challenges of transitioning community housing properties towards a net zero future.   Our team meticulously analysed over 46,000 community housing properties across 17 climate zones and 9 key property typologies – identifying decarbonisation retrofit intervention options, and the sequencing, impacts and costs per property type. The key benefits identified include: • significant carbon emissions reductions,  • enhancing social value,  • cost savings for tenants,  • improved tenant health and wellbeing, and • contributions to NSW's Net Zero targets. New South Wales is at the forefront of energy transition, and these reports will serve as a vital guide for community housing organisations to play a pivotal role in this journey. “Meanwhile Space” Returns Meanwhile Space is a temporary use of a property until it can be brought back to its full potential on a permanent basis. This second phase will see a number of vacant units in the Saltmarket, High Street, Duke Street and St Margarets Place areas being offered to eligible organisations for an initial £1 rent for the first year of occupation. As the vacant units are at different phases of renovation, new tenants will move in on a staggered basis, as and when properties become ready for use. Phase one of the scheme in 2019 was effective in securing tenants for 11 units in the Saltmarket and High Street areas, with all units extending their lease beyond the initial 12-month period. The initiative, which is being managed by City Property (Glasgow) LLP in partnership with Glasgow City Council will be open to start-up businesses, social enterprises, creative organisations, community groups and other complimentary SMEs who can help deliver local regeneration. Let's change some language - not "build more homes" but "make more homes"... Making includes building, but it's not JUST building, it's converting commercial space to healthy home standard and it's reinstating empty homes. Just by converting council owned commercial space there would be more that 20,000 new homes made, and if we could reinstate the 265,000 long term empty homes in the UK we'd have at least 267,000 new homes. Exactly, John Rockley, Chart. PR MCIPR & converting existing (suitable) units also has the added value of carbon capture, whilst empty homes are just sitting there waiting to be made useful again. And it's a whole lot quicker & less expensive (in the main) than remediating brownfield sites or putting spades in green fields. The government's housing strategy should incorporate all housing solutions - in that way we have half a chance of achieving their target of 1.5m new homes in this parliament. No-one argues that we desperately need these homes - we have a monumental and unprecedented #housing & #homelessness crisis that has to be addressed. But we must be flexible, agile & solution-focussed in order to have some chance of fixing the crisis & making a dent in those numbers in short order - before it gets any worse.
