Almost every real estate agent will tell you that curb appeal is one of the most important factors in a home sale. After all, that is a buyer’s first impression of your home and could be the determining factor of whether they view your home or not. Therefore, it’s imperative that you focus on enhancing the curb appeal of your home as much as possible before you place it on the market–especially this time of year when other homes will have flowers blooming and tidy lawns. Here are some ways to enhance the curb appeal of your home to ensure buyers want to come inside: 🏡 Plant annuals by the mailbox or front door to add color. 🏡 Paint your front door. 🏡 Add fresh mulch to the plant beds and pull weeds. 🏡 Mow the lawn frequently. 🏡 Add a welcome mat or wreath to make your home welcoming and homey. Hey everyone. Dave here again, and today I’ll be discussing preparing your home for a potential winter sale. If you’re not looking to catch the fall market, here are a couple things to do in preparation for a winter sale. Firstly, I would like to get some summer photos taken now. Every buyer would like to see what your property looks like in the summer months. Pictures of well-manicured gardens, freshly cut grass, a pristine open pool if you have one, and trees in full bloom before the leaves fall are all pictures a buyer would love to see to envision themselves enjoying the summer months in your home. After that, deadhead all your gardens, have all the leaves raked up once they fall, and do any exterior work required before the snow flies. Things like exterior caulking, paint touchups, sealing the driveway, organizing and decluttering your garage, sheds and outbuildings. Things that can become a pain in the winter because if you’ve decided to move, be proactive and get organized while the weather permits. Oh, and lastly, county sellers…get your septic pumped now. A buyer will most likely ask for the septic to be pumped and inspected so being able to supply a receipt of a recent pumping and inspection avoids you having to try and chisel through frozen ground and get it pumped in the winter months. WHAT did you do this weekend?? I hiked and then caught up on my housework. Exterior housework, that is. Have you cleaned your rain gutters ever?? Well, for 2 years, I've watched the water overflow every which way. This year, I decided to do something about it. I took out a 6' ladder, climbed up it with my little shovel, and found my gutters had 1 1/2" of dirt in them sometimes 2" with clumps of grass growing off my tile roof. WHY is this so important?? Well, because when your gutters are overflowing, the wood that your roof sets on is rotting, and with the eves under your roof as well. You may have a lifetime tile roof, but the wood that supports that is anything but a lifetime if your gutters aren't maintained. So get up there and CLEAN them gutters out. IF I CAN DO IT... Tuesday Tip: 🛁🚽 Give your toilet the TLC it deserves! Ever peeked inside your toilet tank? It’s like the secret lair of your bathroom—mysterious, a little neglected, and probably a bit gross. But don’t worry; giving it a quick clean is easier than you think! How to do it: 1. Turn off the water supply (unless you’re ready for an indoor water park). 2. Flush the toilet to drain the tank and add your cleaner. 3. Grab a sponge or brush and give the tank a good wipe-down. 4.
